anyone help with floorpan ideas?

Hey everyone just wanted some help with floor plan ideas we want to try and get a 4th bedroom in between the two bedrooms and move the bathroom to the front and create a door from the main bedroom into the bathroom so it can be used as a en-suite.

We want help with how to plan the downstairs and create a downstairs toilet.

Garage I need for my business as I work from home.

Anyone for porch ideas? We don’t have a big budget for the porch about £2500

Appreciate the help and any ideas or any designers you can recommend to the West Midlands?

we don't mind carrying out a lot of work over time as this will be our forever hows (at least the next 10 years i expect) we had similar thoughts as i have read on here there are downsides to opening the kitchen area (noise and cooking smells mostly). i really like this idea of having the log burner with the flue exposed as the lounge may look too small if we built a chimney around it. Another dilemma is whether to have the flue continue up through the house or to have it travel upwards outside of the house (from ceiling height upwards). thanks for the advice :)

You could ask a timber merchants to cut sheet material to the size of the door - perhaps birch ply which could be stained, varnished or painted. Alternatively, a company with the ability to cut and edge band a finished panel (e.g. Egger) - Cutlist are one company. This option gives you many options. In either of the above, you will need to use a forstner bit to create a hole for the hinges without going through the face of the door the other side.

The lavender needs pruning. Cut off the flower stalks and a small amount of the branches, but don’t go into the old gnarly wood as it doesn’t regrow from old wood. One of the best plants to tumble over and cover up a tatty wall is Aubretia. It’s a very common plant that everyone has but it’s a workhorse. Flowers from April to June and comes in a variety of purple shades. Erigeron is another one that flowers later from June until autumn. Wonderful plant. AUBRETIA TWO VARIETIES OF ERIGERON
