how to extend bungalow

I've bought a 3 bed bungalow and have a budget of around 28k to play with it so I can realistically only afford to do 1 extension and very few structural changes. I've attached the original floorplan and my design and am thinking I want to do the bit in the red square (extend into lean to). Am I making a big mistake by not focusing on turning the middle room into the bathroom and the back bed into master with en suite (like the crude drawing I've attached)? or should I be focusing on something else entirely?

Congrats on your new home!

It all depends on what you're hoping to achieve. The second sketch that you've done looks like you'll end up with better spaces. But you will lose a bedroom. I imagine that this would reduce the value of your home and this may or may not be important to you.

For me there are several things that reduce the curb appeal. I would build a garage at the side which will make the property wider and improve its presence. I would also change the roof to a steeper pitch- although this has a cost implication this is might not be as much as you think plus it would be in keeping with your neighbours and increase the extension possibilities and therefore resale value. The drive is poor quality so could be resurfaced- I like resin drives. The front door could do with more presence- perhaps a gable over the door would signpost it better. As far as the frontage- I would change the window proportions- put in deeper period style windows and render over the brick

Thank you for your comments. @Jonathan your plans are quite close in layout to our grand design which involved a 5m extension across the back of the house with a pitched roof on either side of a middle entrance to the utility / dog room. QS was saying £300k plus optionals (like the kitchen apparently!). Do you think we could achieve something like your plan for £100k? @Emily Lukes that is a really interesting idea and has encouraged us to think more openly about the whole space. I should have said that the store/office are in the garage. My husband works from home all the time and I do sometimes (even without Covid-19) so we have to have some study space. Lots of food for thought. Thank you.

I think I’d look at using the current ground floor space for one bedroom then putting one bedroom in the roof. I’d imagine the current roof shape would need a complete change to get 2 rooms up there. Consider replacing the conservatory with a proper extension & put your kitchen in there with dining space & lounge as is. The current kitchen could be changed into a bedroom (possibly with en-suite if space allows as there’s existing plumbing there) plus space for stairs.
