thanks for comments. Yes I thought of those things too but Render may be too costly but I like the idea of wood if not too much maintence. The bricks are good too so doesnt really need render, except it would look better! I was also wondering about the render that is already there??! replace with the wood? And if we go up, how to place the upstairs window without it just looking out of place. Have not got an architect / surveyor yet!

Hi Louise, this is a really interesting discussion, thank you for sharing and looks like it was a great feature! Me personally, I think the secret of my success is being passionate and loving what I do. Then everything else follows naturally! To achieve a work/life balance I have to be quite strict with myself, and recognise I need time to relax to be at my best. I am currently really inspired by the Scandinavian lifestyle - my boyfriend is Danish and I am trying to learn more about 'Hygge'. It's all about being comfortable, getting cosy and appreciating the little things such as a hot cup of coffee and lighting candles. That being said, with Summer approaching I'm excited to start spending more time outdoors - pretty sunsets always inspire me and make me feel good!

You could build in a lovely big banquette along the full length of that sofa wall instead of sofa, to sit at dining table as well as provide more comfortable seating in dining room. With an extending table you could be flexible with how long the table is at any one time, leaving some of the seating open to the room when you don't have the table fully extended. It depends what your priorities are - for me, I need a utility area right at the back door, preferably not in the kitchen. And I'd make space for a decent sized utility/laundry/bootroom/surplus pantry as that really changes how you live day to day and cuts down on noise, mess and clutter in other rooms. Maybe consider opening up the extension fully to the existing living room so that it's a big L-shaped open plan room? You still have front room on other side of house as separate sitting room or playroom or snug or whatever you need it to be. Or make the front room the formal dining? Everyday dining at kitchen island? Then kitchen can include seating area as well. It would also be useful to have dimensions of the house shown - the full width and depth of extension mainly.

Hi Evie, I would be cautious about committing to a full wrap around extension and demolishing some existing structures without fully considering all the possible options. Your builder would probably recommend doing the largest version to create as big a job for them as possible. But this might not necessarily be the best option for you and your property. For such a narrow addition of space, I don't think that a side extension aspect would probably be worth it. The issue that I worry about with a wrap around extension is that it will create a long narrow walkway into your garden which is uninviting and a waste of space. So I would suggest keeping the patio and access of the garden as far forward as possible, like your original extension design. Here is a quick design that I came up with. Keep the kitchen where it is but reduce the living room door and move the dining area to the extension to make more cupboard space. Then create a new W/C and utility with side access. A dining and living space can then be positioned in the extension with a full width bifold at the end to bring in natural light and views. A set of glazed double doors to the side would open out onto the patio which could include a BBQ an outside cooking area. There is also a walkway to the downstairs WC which features a window seat to bring more light into the kitchen. I would suggest that you also create an office and summer room in the existing garage structure as room as part of the same project, to make the most of all these spaces as soon as possible.
