I'm an Estimator working for a building contractor and often get asked by Architects and private clients for a ballpark estimates. I'm thinking of doing freelance work and wonder if this is a chargeable service. Hi Alice, you're on the right track! The layout of your flat is quite rigid and there isn't much that can be done within reasonable effort (and price). You might also consider removing the wall to the stair and moving the first steps towards the toilet. This will further enlarge the space. Hiring a building company would of course increase the cost by 15-20% but if you don't have any experience in construction and project management, it is by far the most sensible thing to do. For a price tag, even a rough estimate, we would need quite a few more details about the existing house, furniture, finishes. Hi there! I would strongly suggest that you first consider the local regulations. That way you will increase the likelihood of the plan being approved by your council's planning officer (assuming you require permits). Therefore, I would take a look at other similar extensions in your street, see how the shape of the roof would fit in with the existing roof and finally, check if the shape of the roof would make an impact on the neighbouring houses in terms of sunlight. The exact cost of the designer's work can only be determined by evaluating the content of the project and the amount of work. This is not always a percentage of the project cost.
