Staircase Locations

is the position of both staircases ideal or could they be improved? i would like to have an unobstructed entrance corridor

It would involve losing what looks like an downstairs office but you could continue the spiral stairs like a backbone through the house?

I agree with Covey.

If you remove the first staircase you will have a wider grander entrance and a long sight line through the house.

Is there a reason this was planned with two stair positions? Is the idea to give an obvious spot for a future lift?

If not I would have one grand staircase in the heart of the house that climbs two floors

We recently solved a wardrobe shortage problem for a couple by converting half of their roofspace into a walk-in wardrobe & dressing room accessed from stairs located where their old sliderobes used to be. It's a fantastic space giving loads of space (including a very large shoe collection!) and each had one full side of the room for their own use when we last saw it - I suspect the wife will soon have a much larger share though! There is also a dressing table with professional lighting around the mirror for make-up. The stairs make a great feature in the bedroom and the fact that the dressing room can't be seen from the bedroom removes the urgency for daily tidying!

Hello Steph, I would reduce the size of the stairs and add the extra space gained to the kitchen area. Add some glass doors between the hall and kitchen so that you can see right through when walking through the front door. Similarly use glass internal doors between the living room and the rear seating area. This allows some formality to the living room to be retained. Remove the chimney breast. at the rear. Downstairs showers are rarely used so that front bathroom could be modified to incorporate a small utility room and cloakroom. Washers and dryers can be stacked. My children shared and were happy with that until they were 10 and 8 so allow for that. There seems to be a lot more washing when they are young so a bedroom could be used for drying for a few years. I had one client with teenagers who lived in their bedrooms before work started. she commened after the house was opened up that they were now happy to be downstairs and enjoy the company although whilst still on their laptops.

Hi Emma, I've been messing around with your layout below. Mainly the side to rear extension along the drive. - I'm not sure whether you would be able to move that wall in the kitchen (I'm assuming it's load-bearing, along with the column and you'd need a structural beam) but I'd have a breakfast bar rather than an island. It's recommended you have at least 4ft clearance for a kitchen island and with the dining table being on the other side, there will not be enough space to manoeuvre around it. With a slimmer breakfast bar (say 60cm) you could put essential coffee/tea making items on it, have some shallow open shelving below and have space for 2 high stools on the other side. - I've placed the toilet in a utility room, as you don't want to toilet directly off the kitchen. Plus you gain a dedicated space for laundry and a mudroom of sorts which is accessible from the garden and garage. - You could build a cushioned bench seat along the wall where the toilet was. Creates some more casual seating for guests whilst your cooking and is a place you can work from. Maybe get one of these cantilevered tables which could double as a laptop stand and side table. These are just my 2 cents! Professional planners like @OnePlan can give you some really good layout solutions.

Thanks for your responses it helps to hear other viewpoints we perhaps hadn't considered before. Daisy, we wanted to bring the downstairs wc into the heart of the house as the current location was effectively the old outhouse of the original house and using this area we'd lose access to the garden other than through the new open plan area. Base 2 - some helpful considerations there. We did actually consider your first point before we appointed an architect but he pointed out the practicalities as we'd lose access through the house from the garden to front of house via garage as we have no side access to our garden. You're right as we've only been here for just under a year but never put our cars in the garage and I doubt any of our neighbours use theirs for cars these days as would likely be too small for most cars. I think we'll probably end up with something similar to your 3rd option and lose some of the hallway space under the stairs. 88wj88 - thanks thats a useful point to consider. The utility is a bit of an awkward space as it's effectively a lean-to/passageway, we do want to make it more of a useful space rather than just a corridor but have to also consider the access practicalities it currently provides.
