Comments (6)Hi B W, Yes, the architecture of the space is a bit of a challenge. If all you want is a new kitchen rather than remodeling (hence keeping the footprint of the space the same), may I suggest the following which will give you a breakfast bar, more usable work surface in your kitchen, and enough room in the area opposite you dining room to put lounge seating which will accommodate all of your guests, until you eat together in the dining area: Remove the island - awkward placement and is probably challenging to use effectively when cooking I'd imagine as so far from other appliances and cooking areas. Extend the cabinetry and countertop on the short wall out into a peninsula with breakfast bar (keeping the passageway to enter the kitchen area adequate). An example of this is drawn in my comment for another Houzz question which may help with the visualization of this concept - https://www.houzz.co.uk/discussions/5948686/forever-home-wrong-downstairs-layout-help-please#25741749 In the area left-over, only put lounge seating enough for 8 including pull up poofs or stools (these can also act as side tables with smaller groups) around a small coffee table, rather than an additional eating area (table and chairs) as your dining room is open and so close by. Comments (33)I drew it from the dimensions on your plan so if they are correct, then this is roughly to scale, so it should work. In saying that, I definitely recommend investing a bit of money getting someone to draw it all to scale before you start work so that you know exactly what is going where (this is something I do but it depends where you are based!). Costing depends totally on how easy it is to remove those walls which will need a structural engineer to have a look at. In terms of where you have moved things to, the kitchen hasn't moved far and the soil stack is nearby, so you shouldn't have to move services too far, which keeps the cost down as much as possible. Edited to add - I drew it from the 3.48m dimension and assumed all other rooms were scaled corrected from that. So my drawing depends on the original plan being to scale, not just your measurements! Comments (16)Put in some good task lighting in the kitchen, dining (over the table) and sitting area in the form of pendants, led spots strategically placed in specific areas a few lamps in the sitting area (on a 5amp switch so centrally controlled and all dimmable to manage the mood 🤗) and a few strategically placed mirrors. For your floorplans I would really suggest that you start from scratch! If the interior space hasn't been considered and its just been a set of plans to look good at the front for the purposes of planning, then there is a high likelihood that they are not going to give you the high quality of life that you are probably hoping for from your forever home. It's easy to make a house look good once you've got the layout right, it's a lot harder to make it work well inside and feel like an enjoyable and easy space to live in when you just have a volume that looks good from the front.
