Design Help for side extension - puzzle

I am looking to make side extension to get kitchen and utility area and make the current kitchen a dinning space. So confused on what could be achieved with budget around £20K - 30K, I dont want to bite more than what I can chew.

We welcome alternative suggestions and comments on this idea.

Are there any people who could help us with some sketch designs ? I am not looking for technical drawings at this stage. Any advice is much appreciated , please help.

personally I think you need to employ a concept planner as this design could be improved. If the shower room was in the vestibule it would be bigger and could include a vanity with lots of storage and perhaps putting the kitchen units on the left hand side of the extension would give a grander entrance into this room with a better view to the garden from the door

Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! the extension will just be 10 meters but from the start of the living room to the back would be over 20 if we knocked the whole thing through. in the current dining area is a 16 seater table. we dont have children yet but might in the future. the washing machine in the kitchen but i think ill move it upstairs. i hate going up and down like a yoyo. boiler is upstairs also. the garden is small but this doesnt effect it much. we would be knocking down our current narrower kitchen which is just as long.

We kept a narrow path (680mm min at drainpipe, 750-800 elsewhere) and it proved more useful than imagined as the back garden needed a lot of work post renovation (clearing unreusable building waste and barrowing in compost and plants). I think you could benefit from a super skinny side extension keeping a path but as you've flagged, the costs might not add up. Also, looking at where your bathroom is, I'd want to check where the drains run beforehand as I suspect it'd be expensive if they're where your foundations would go. Here's my suggestion anyway! To the left of the front door would be a small open area with a door to a cloakroom which sits alongside the stairs. My friend has just done that, and having two directions of travel from the front door makes the house feel much grander. The cloakroom would be narrow but I think Karen's right that 700 would be adequate plus you could put a standard lintel in the wall adjoining the stairs and take back what was the external wall to create extra width for the sink. The utility becomes just a laundry room, but serves the key purpose of getting the noisy washing machine out of the open plan room, and could have a door if you want to keep your bins on the path. Run the foundations straight as no reason to dogleg. I'd second Jonathan's idea of moving the kitchen to the centre. I'd add a clerestory window to the side by the corner dining area.
