Dormer bungalow renovation

I am undertaking a full renovation and extension project on a late 1960’s dormer bungalow which has not been updated since it was first built.

I have already decided on black slate effect roof tiles and replacement aluminium windows and doors throughout but am somewhat stuck on what to do with the frontage. My architect has suggested off-white render but i am not keen on the ultra modern, ‘sterile’ look it provides. I am using dark charred timber cladding on the rear extension and wondered if I could somehow utilise it at the front.... I am just conscious of not making the property into something it’s not.... HELP!

Not sure what charred timber cladding is, but I'll assume it's a clapboard style siding with real wood. My advice? UseHardieboard shingle siding which looks great and are super low maintenance. That material will give you that country cottage feeling and you won't have to replace siding due to weathering. I would also replace the brick on either side of the doorway with trim pieces in a contrast color.

externally if you would like to go ahead with cladding i suggest to use at least 30mm graphite insulation board first then membrane out and timber buttens across and cladding over.

that would give you a much more better efficiency in a longer therm for a low cost.

at a same time government would provide a scheme for insulating a houses in a next couple of weeks and covering 80% of your cost up to 5000£.

thats more likely covering all of your built up and you just need to pay for a cladding byself.

back to the subject regards of a rendering.

new type of renders as like silicon is the best product i ever use. you get colour warranty on them and you could jetwash all the walls as many times as you want without to scretch them or without to pell off.

nowadays we are doing many external insulation projects on line with the extensions and give a new look and better efficiency for our finished products

I would find a great builder with links with a structural engineer to help you see what might be possible and how much it would cost. When you know that you have sufficient funds to proceed you should then consider the creative side of things. You can explore layouts with a designer, concept planner or architect. The architect may be the most expensive option but you would have their technical expertise. A concept planner sells only design but you can explore many layouts at a lower price point than the architect. A designer can work in the same way as the concept planner but can also help with the finished look and procurement. When selecting which professional to work with you should think about whether you will need a project manager for the build and if you want the design professional to take on that role.

There are lots of ways that this could be laid out. I think you have made a good start but for me there are some things you have done that seem unusual but might still be right for your circumstances but finding out those goes beyond a post like this. For instance the main reception is a really impressive sized room and moving the stairs here is a shame when there are other places they could go. It’s seems odd that both living spaces should be open to the kitchen. If the spare bedroom downstairs has big doors to the hall it’s not very private for overnight guests and getting to the WC is also not very private- perhaps this room should be at the back? If you were to extend perhaps it would be better to keep the parking at the side and the possibility of a garage by extending out the back instead. And it seems an unusual choice not to have an ensuite to the upstairs master bedroom. Using a concept planner or designer is the obvious thing to do for this kind of project. You can just pay for a few inexpensive hours of work and you could end up with ideas that you would have never considered but make the inevitable spend on renovations more certain to deliver what you need and want.

Hello, We are extending and renovating a dormer which sits above a garage of a 1930's house. Currently the dormer has a slopped roof diagonally across it. Approximately how much would it cost to remove the sloping roof across it and bring it forward to be flush in-line with the rest of the exterior of the house? It would then be like a regular extension instead of a dormer. I've added a photo to help explain the slopping roof, this is of the front, we are extending the back. We will also be rendering it instead of titles. We will keep the flat roof on the dormer to help manage costs. I'm working with an architect but they wont give even rough cost estimates. I'm keen to have a guide if it is big job and the costs before we submit for planning. Thanks!

Thank you for the replies. I'm glad I'm not alone in thinking white and grey has become so generic. I love the look of wood, as you say gives it some warmth. We currently have wooden window frames which were not cheap, as their wood maybe they could be painted by a professional rather than get new ones. My front door I want to keep ideally, its mostly squares of different coloured stained glass set in red. It looks great when the sun shines though and all the colours reflect. I actually got that from a salvage yard and renovated it. So I have a bit of love for it.
