trussed roof loft conversion with telebeam or ecotrus

Hi, I'm looking for a loft conversion (my house has a trussed roof) and I found out about Telebeam and Ecotrus recently as a way to not need a heavy steel beam installation and cranes involved. I haven't seen that much information out there on the internet and I was hoping someone here would have experience and perhaps use these systems to confirm it is a viable way to convert a loft quickly and without spending a lot.

What do you guys think about these systems?

i used glulam before which is similar to the one you talking about but im afraid most of the structure engineers and inspectors are not happy with more likely just because the system is new and they are not too sure about the result in a next 20 years.

Cool, thanks for sharing. Have you used it as a replacement to regular floor joists? Did they try to make you change them or just didn't like but ended up approving the work?

My builder and architect said 2.4m ridge height is the minimum you need for a successful loft conversion. Your description sounds like you have modern pre-made rafters rather that an traditional-style ridge beam and purlin system. Sadly, yours will therefore be more expensive to do as none of it has the requisite tolerances but it can still be done. The only negative is if you lose a room downstairs to make a fixed staircase up, which you must have to satisfy building regulations. The roof will need to be adequately insulated when it is converted to comply with building regs so this should not be an issue. You will need to check your boiler can cope with extra radiators or that can be an added expense. In terms of escape, you will have to have a door separating the new rooms from the staircase. You will also need to have a window capable of opening enough to allow for escape.

The thing we probably like most about this house is the feeling of space. People may feel that the halls and landing are wasted space but it gives an openness which we'd lose if we tried to shoe horn in more rooms. There's also the issue of creating a middle room in the downstairs hall which is already a dark place, due in part to low ceiling, dark parquet flooring and dark stained woodwork - wood will be lightened. Already on with that arduous task. I think the builders got it right and what we've got is a great space that flows, just needing a tweak to bring it inline with the way we live today.

Hello, if you want the dormer to go the full width of the roof/ bungalow then that is a dormer loft conversion and you'll need architect plans, structural engineer calculations, planning permission as you are making changes to the front of your house...this can take weeks. I've just had mine done under permitted development but my dormer is at the back of the house and the builder said 6-8 weeks for the build itself. It only took 3 weeks to build the dormer structure but a few extra weeks to do the internal works, electrics, plastering, bathroom etc. If you get a building company that does lofts day in day out, they will be quicker and than someone that only does the odd loft now and again. Best thing to do is to drive around your area, see if there are similar projects going on and ask the owners they recommend the company carrying out the works, get some quotes in.

it was not been easy to get approved and been honest cost wise they were not cheap either. i need to get all the data sheets from a supplier providing bearing details etc etc. next time if someone ask me i would say go for steels.

costumer requirement and architect suggestion without to consult with a BI and structure engineer. as se drawings showing for example 152x152 or similar strength that means glulam can be used as well.
