Stamp duty on second home

Who needs Google when you have Houzz?...☺️

Does anyone here know if (extra) stamp duty is payable on a property that will be a second property but will actually be the main residence?

The original home will be rented out.

I would double check with a financial advisor - however a few years ago we fell in love with our current house before we sold the old one. We ended up going ahead with the purchase (at normal stamp duty) and then rented out the old one. The financial advisor who helped with the mortgage guided us through the process - free of charge via the estate agent.

Ignore me - my purchase must have been before rule changes. I’ve just checked and found this https://www.moneyadviceservice.org.uk/en/articles/everything-you-need-to-know-about-stamp-duty

It basically says that you will have to pay the extra stamp duty, but if you sell the original home within 3 years of the purchase, you can claim the money back.

Do you like 60's style ? If you do - then you could go with it - but if it's not your thing - then go with what you like ! I live in a very, very old cottage - but I I don't have straw on the floor and a pig in the pantry ! So you don't always need to decorate in the same era as the building was built. If you like simple Nordic /Scandi style as an example - that can work really well in a dorma style house - white painted brick etc and white interiors with warm tactile throws and wood burners simple furniture and clean lines - that might be a good look (if you like it!)

Remember that Rome wasn't built in a day.. Neither the house you want to make a home... If the house feels right. With your Head and your heart, location. Then if it's the house for you it will work.. Move in and adjust each day... Yes you can put your Mark on the house, yes it will be your HOME... But live with it for at least a short while.. Don't be hasty to paint.. See where the sunshine..shines...See where it makes dull on a dark day...So you Can add a mirror maybe to reflect the daylight.. Don't make the pennies stretch any further than they are.. Remember that sadly the bills have to come first..!!!.... Improvise pieces to fit and...if you have to save for the right item....Then save..!!! it will be more practical in the end , rather than buying for the sake of it and having to buy another a few months down the line... Don't fill every room with furniture.... My biggest mistake... Use a piece like a sideboard and think practically the uses.... Is it big enough.. One more draw or cupboard would have better than two smaller ones...don't be afraid to add old stuff that we all now reuse..paint it ...add your own art work... It's a long journey.. To find the destination of all your dreams... And when you feel you have achieved what you have done...then sit back and enjoy all your hard work. And live in your HOME... Enjoy. Relax.. And above all have fun...

The most important thing is that I did this, talked to all my loved ones and concluded an agreement that working hours are working hours. I need to be focused and I didn't want to be distracted from my main goal. Therefore, while I am at my workplace, I can be sure that I will not be disturbed. The second point is the separation of duties. I have my own business and I hired an accounting service so that they take over the formal part of working with documents. It all works online, you can click on their website. So far I do not need a secretary but if I expand my business, I will definitely hire such a person (also on a remote basis)

Hi Stella, hope it's not too late. This is a rough sketch about my idea. 2 Options Option 1: - remove the door in the living room and demolish the existing wall between kitchen and living; - new wall in line with garage with double sliding doors; - new open space in living room with a corridor into utility and toilet; - reduce garage and at rear create a toilet and utility room; - rear extension 4mt with flat roof and rooflight, to create kitchen/dining; - new windows at side in kitchen/dining; - bi-fold doors at rear; - first floor side extension above the garage; - bedroom 3 become ,1 part corridor (access to master bedroom) and 1 part en-suite (for master bedroom). - new master bedroom with dressing above garage. Option 2: - new porch at front; - remove the door in the living room and demolish the existing wall between kitchen and living; - new wall in line with garage with double sliding doors; - new open space in living room with a corridor into utility, toilet and guest room/play room; - garage conversion to realize, utility room, shower room and guest room/play room; - rear extension 4mt with vaulted ceiling, to create kitchen/dining; - new windows at side in kitchen/dining; - bi-fold doors at rear; - first floor side extension above the garage; - bedroom 3 become ,1 part corridor (access to master bedroom) and 1 part study; - new master bedroom with en-suite above garage.
