1930s extension

We would love some thoughts on what the best thing to do with the back of our 1930s end of terrace might be. We have already knocked through the kitchen and dining room. There is currently an extension joining the original outdoor toilet and coal space to the house - this has no foundations and so will seem very out of place when we've modernised the rest of the house. We have considered:

A full back of house extension; expensive and we would need to get a drain moved
Rebuilding the current extension as further kitchen / family / utility space
Rebuilding the current extension as a home office accessed externally (this would free us up to replace the kitchen without major building works.

I think the layout seems to work ok at the moment without the need for an extension. I'd have a kitchen run along the back wall and a large island with perhaps pantry cupboards on the side if width available and storage required. This then gives you the existing back door to access the corridor which becomes home office and then toilet as existing and stacked washing machine and tumble dryer utility. It could just be a matter of insulating the corridor so you can work unless it really does need rebuilding but I think opening the kitchen and diner was the best thing you could have done.

Hi Minnie Thanks for your input. Fresh eyes are invaluable, I will play around with your ideas. I know what you mean about flow, here's further explanation: In the lounge, the current door means we only have a small sofa and really miss being able to stretch out. This will still be a primary lounge so want it to feel really comfortable. I was thinking the door could be glass too to allow light into the back of the kitchen... a tricky one. Another idea could be to move the lounge door towards the front right of the room giving a large corner for a sofa on the kitchen wall end? I also think having the island in it current orientation pulls you towards the garden, but not having a lounge door in the kitchen does free up a whole wall for storage etc. Thanks again Neil.

Hi Laura, That looks like it will be a fantastic addition of space to your home. I think that a change in levels or a low-level dividing wall is a great feature in an open plan space, as it gives clear division of spaces but allows transmission of natural light. This is sometimes called ‘broken plan’ and there are lots of examples and information on Houzz like this article:https://www.houzz.co.uk/magazine/how-to-design-a-broken-plan-space-stsetivw-vs~119315147 So by adding a railing or low height wall to separate the lounge and dining spaces, you could get views of your garden from the living room whilst still having somewhere to place your furniture up against. Its best to keep the ceiling level if you can and use a rooflight and glazing above the bifold to bring light all the way deep into the lounge space. And keep the steps to 1-2m wide to make the most of space either side of them. I would also recommend 2 other changes: reduce the size of the bifold to add more kitchen units with a window, and reduce the size of the utility to make the central space into something usable. Something like a library if you like to read, or a drinks bar if you like to entertain or record player and vinyl collection Please let me know what you think? Hey Well, I see your point, I think the stairs in your plans are playing crucial role as I can see, it's like the heart of the building, If I was you, I would like to give it more attention, emphasising the design in that area, not in an extravagant way of course, but, it should be a family space, and for the storage space, you could design storage cabinets under that stair as well integrated with the stairs itself, Best of luck, Besan
