Bungalow revamp
Hi all 👋🏽
Lockdown has meant I've finally decided I need to stop procrastinating and to get some home renovations done.
would appreciate thoughts and suggestions as I'm a total novice!

I like the idea of bifolds across the entire back, but I'm not so keen on an open plan kitchen, living space. any thoughts on a partial wall? I guess there is no way to separate off the rooms completely?
originally thought of having a shower room and ensuite downstairs - now I'm thinking one shower room with Jack and Jill doors
I don't really need so many bedrooms so was thinking there could be pocket doors between the bedroom and living room to all is it to be a through-lounge most of the time...
upstairs create a dedicated office space bedroom and bathroom.
does it all look cramped and boxy?
am I optimising on the space?

Comments (6)Hi, Renovation of an existing house, when involving demolition of existing walls, is more complex than can be shown from sketch plans. Ideally, to create the impression of more space, an open plan arrangement works best. Consider larger openings with wide barn type or pocket doors between all the living spaces. The positioning of flush doors is also very important when dealing with small spaces, if in a bad position, the opening door could ruin the potential use of space (see door into smaller bedrooms in the last sketch). I suggest pocket doors are worth the investment in your home. The conservatory could really help the transition to outside, bringing the garden inside. Consider large openings here to increase connection and daylight. Conservatories tend to be cooler so invest in good detailing and materials here. Reconsider your brief. If possible, combine two spaces into a larger one, i.e. guest room / study, or a larger bedroom for 2 kids rather than 2 small ones. And lastly, discuss your concerns with your architect, and trust that they have all the information and are best qualified to advise you. I was thinking of making the window on the right full length and adding a full length window to the right of the fireplace. we obviously plan to replace the fireplace! Comments (25)It seems that the issue is that in its current state the only buyers are the ones that want to make profit and therefore they won't pay much.- if you just want rid and paid lots less than the earlier offers then fine but you will incur costs for selling and so I can't imagine how you would break even. I think you should spend the money to make it saleable and although on the list, carpets are the last thing you should buy and then only when you have done everything else- frankly a buyer will buy a house with no finishing touches as long as they don't have to make big purchases themselves. To have mass market appeal you have to remove any issues and give the new buyers what they want. Check with agents about the type of buyer to expect - and ask the right agent- avoid the one with no experience and ask the one who looks like they are in charge. You need to know who to plan for- for instance some buyers prefer a bath with shower over and some will prefer a big shower, the type of heating may be important, the style and size of kitchen plus how to present the garden( some buyers want a football pitch for kids and some want low maintenance without anything that they could slip on). I suspect you will be told to strip all the paper and redecorate neutrally, replace the kitchen and bathroom, put in central heating (sorry -missed the heating in an earlier comment) upgrade electrics where necessary. This might cost around £10/12k but you should do your research about what else is on the market because if everything is basic quality you might choose to improve the spec for a faster sale. You should also examine the rental potential. Don't worry too much about the car parking- thousands of houses across the U.K. have on street parking only and they sell plus you can't do anything about it....See More
