Comments (1)Opening up the entire back wall is going to give you a much nicer and more open new design.......I would choose this option if it makes sense. The big question is the cost. Can you get your contractor, or architect to help you figure out the difference in cost between the two options ? If you can afford it you should consider the fully open option....Keep in mind that you don't want to spend more then the neighborhood can bear if you should choose to sell in the next few years......See MoreAdvise please/independent opinion
Comments (8)It is a small job but still things can go very wrong. For instance your view on a "quality" window can be different from theirs. What type of insulation? what thickness slab, what reinforcement, what are "adequate" footings? That said it is hard to get these guys to do a full specification e.g. XX brand , XX style window Xmm by Xmm. It would be well worth spending 10% of budget getting it all drawn up and fully specified. There is then less room for error. Fixing it up will be more than what you spend. That is what I would do. Unless you know these guys and are 1001% comfortable get it fully detailed! I would also follow up references they supply and view work completed. I would also get at least 2 other quotes. If you were spending £300 on a jacket you would be really careful about how it is made, finished, lined, cleaning instructions etc. And that is an item in front of you. Your view and their view may be different. Contractors can be unscrupulous so just do all the things you can to reduce risks to you. This is a lot of money for most people so take care or be willing to redo bits - a cracked slab, inadequate footings means everything comes out!. Comments (29)I think curtains similar to the previous owner would work if you keep the colour or background colour close to the wall colour. It's hard to find pictures of a bay with a lowered ceiling without shutters etc but you could also have a pelmet and curtains on the main wall outside the bay or have curtains on the main wall maybe with romans on the window. If you take the curtains higher than the bay ceiling it will make the windows appear visually taller. There are lots of rooms with the coffee table much further away however as you actually want to use the tables for tea etc you may want to keep the 45cm gap but have wider coffee tables. My table is 44cm away (to be precise!) and I couldn't reach much past that comfortably TBH. I would try it! I've just attached 2 pics showing the sofas overlapping the chimney breast and not to see what you think. The chairs in the bay will be fine if the main seating area is zoned with a rug. It’s a one bed flat so it’s never going to have more than one or two people in the cooking area so I know 900mm is the minimum ideal gap but I’ve had it lay out on the floor in cardboard and it’s doable. I wasn’t planning on a dishwasher as at the moment it’s just me who will be living there and I can’t justify it. I’ll get Howdens to give me a cost to weigh it up. I’ve got until the end of April before I need to place the final order. If the end 600mm unit is the place for the DW then the position of the island doesn’t impinge on accessing it hopefully! The rad is existing but will be swapped out for a 600mm vertical, my mistake not changing the plan! It will be moved far enough away from the F/F :) I had a 1200mm breakfast bar in my last house and it was plenty big enough for 1-2 to dine. I will have a table and chairs in my garage that can be brought in when I have friends over....See Moreminnie101
