Front building steps

Hello,

I live in West London and our building steps are in need of a refurb. I've gotten quotes between 3,500 GPB and 5,500 GBP - not including the tiles. This sounds high to me. Can anyone recommend some one to do the work that is more affordable? It is a typical terraced Victorian house. Thank you.

Depends on the square meterage. Do you mean just one step or a flight of steps? Do you have a picture of the steps? To put it into perspective I had a deck removed and a patio laid (11 sq metres) and it took 8 days to complete and cost £2500 including tiles and materials. Sadly London is always more expensive of course.

yes, it's a short flight (7 steps), leading up to the front door of the property. Thank you for your cmt.

You could do a red that blends with the brick, lick this: If your house is attached, try to maintain a mass look with your neighbor. Don't change trim or other details. Keep it consistant. If your neighbor likes the front door color then they could do it, too. Think of having one house where one door is one color and the other is another, the trim is one color in one section and another in the second section. I'm sure you get what I mean. But I think even if the neighbor wants to stay white, that would be OK. Another favorite on Houzz for front doors is blue. How about a dark blue like this: The right yellow would work: Or Black: Some colorful planters by the entry would also make you stand out - in a good way. Good luck!

I wish it were that simple! Unfortunately this was done when the extension was built about 20 years ago waaaay before we bought the place. I believe it's something to do with the way the ground slopes down towards the street - I think the drains are too close to the surface to go any lower with the floor so perhaps that's why they did it. Either way we are stuck with it so need to make the best of a bad situation! Have attached a picture to the main post now so you can see the issue. Thanks!

I think this picture of where the mortar joints marry up does show the bricks are the same size so no worries there. But I agree they are slightly different colours. Your solution of painting a small band at the bottom Doesn’t seem to address the problem. You can get a brick tint to deepen the colour of bricks and I would investigate this first. If you did decide to paint the brick on the whole of the front face of the extension then I think an almost black colour looks great- although I think you should photoshop it first to see if white stands better in your street and helps your front door stand out. As far as the front step I think you just need to rip it out and start again. In my opinion the curve is not as contemporary a choice as the front door and windows and the replacement step would likely be square. As far as material for the front step I would clean the drive- see what colour it comes up and then choose something to complement it. In my opinion redbrick drives don’t sit well in front of red brick houses and if it turns out to be red I might stain the drive grey and then have a slate front step.

Firstly you have to accept that if you put a front door at garage level you will still have steps up to your living areas, but they won’t be outside. Next you need to speak to your planning office to see if the will consider permission to allow you to build forward. Then you need to consider budget- removing a lot of earth in front of the house will be expensive- it might even double the cost of your extension. One solution might be to get Reid of your garage, turn it into accommodation and enter there. You should check with local estate agents that you don’t adversely affect the house value by losing the garage.
