Is it easier than I think?!

Hello Houzzers!

I’m after a bit of advice please... we’re wanting to create a kitchen/dining/family room which would mean extending our current house. The design we like best (and would use the ‘dead space’ in our garden instead of the more useful space) is causing me (maybe unwarranted) worries for three reasons:

The side wall of our extension would go right up to the boundary between ours and our neighbour’s house (the side wall of our garage currently creates the boundary and the extension would be a continuation of this) - think this causes issues from a read on the web (notices have to be served?! And access to the neighbour’s garden for the builders?).
The extension would be within 3 meters of our neighbour’s conservatory - again, I think this causes issues from a read on the web (notices have to be served?!).
There are various tree roots in our garden from our neighbour’s trees which the extension would be over/in the vicinity of.

Are all these problems ‘simple’ to sort or are they likely to be sticking points for our proposed design? Hopefully I’m worrying unnecessarily!

Any advice or thoughts would be welcome :)

Some plans would be really useful.....also include neighbours boundaries and trees....only needs to be a hand drawn one if you don't have a proper one....

Thank you annabellaamy 👍 does this help at all? Proposed extension is in red... (the shed will go!) It isn’t the clearest but you can see the position of the neighbour’s house/conservatory in the garden next door. Our garage wall is completely on our side of the boundary albeit the boundary line is created by the outside edge of this wall and this is the line the extension is likely to follow (although I have read about bringing the wall of the extension in a few inches so the foundations are completely within our boundary?)

We may not share artistic values but we do share one good thing... love and our life together - he's simply your typical man who loves to lounge around even when covered in dirt! We may have completely different ideas for our home but he is a good egg :) Anyway I do believe we have found common ground... surprisingly he really likes my idea of using grey with bright colours. We have agreed that as long as I stop forcing him to endure flamingos or similar, he will put up with me buying vintage and completely unnecessary furniture. He's said I can do whatever I want with those awful armchairs... WIN! I think we are going with man friendly greys meets pops of colour/vintage. It's pay day next week and I simply can't wait any longer!! Having said that... some ideas for what style of vintage and arrangements will be wonderful! Here is the photo from my kitchen door - anything attached to the walls were already there from the previous residents and will be removed... such as the mirror which isn't in line with that hideous folding table and the strange religious wall in the corner.... plus the half finished wallpaper on the chimney breast lol. x

Yellow was very popular in the late 1980s - often paired with royal blue or duck egg. As a colour it stimulates brain activity so it's sometimes used in school classrooms. If you must use it, use a F&B wallpaper for your feature wall which includes the yellow. Or scrap the existing feature wall and have the entire room yellow and go shopping for textiles that go with it

Hi, I don't think it will dominate the space once the unit is painted/tiled. At the moment, the reason it seems to stick out is due to the colour contrast between the green and plaster. If you tile it/ paint it a similar shade to the tiles, it will blend in and look a part. And ofcourse, it will serve as great storage which is always a requirement.

That's useful...there's no doubt some planning experts on this forum who could comment. I would contact your local planning department or a local architect who would be able to advise on the detail...

The only option I would suggest is to build on the other side of the plot so that the extension wall is running alongside the road.

Is it easier than I think?!
