Help to squeeze in upstairs bathroom

Hello,

Just moved in to this 3 bed Victorian end terrace. Getting new boiler and electrics and desperately need a bathroom with a shower! We will ultimately knock the dining room, kitchen and bathroom into an open plan kitchen / diner, but need a decent bathroom in the meantime. Also want to keep 3 rooms upstairs as working from home, and bedroom 3 feels too big to all be a bathroom. How / where would you squeeze in an upstairs bathroom / shower room?

I'd stick a loo under the stairs for downstairs. And then put new shower room in the space where the two cupboards are upstairs above the front door (between the two big bedrooms) - need to steal a bit of space off at least one bedroom and make some sort of hall to get to it not thru a bedroom (or maybe access from both bedrooms, make it a jack and Jill bathroom?). I think George Clarke did a similar house on one his programmes that I binged during lockdown - they wanted to be able to access all three bedrooms individually, rather than having to go thru one to get to another (and he added a shower room above the stairs).

Or go into loft - there's another similar layout house on another recent discussion and Jonathan suggested a new layout which would be great for you too - if you are able to go into the loft to make that third bedroom you would like. Essentially, middle bedroom is split into an ensuite to front bedroom and a bathroom and a hallway to the little back bedroom and access to stairs up.

I'd go for option 5 for upstairs as you can make the attic room into a bedroom further down the line. I wouldn't want a windowless bathroom and it'd be easier to run plumbing directly over the former bathroom. Honestly speaking, £11k is not going to cover the upstairs bathroom and kitchen unless you're very handy and are going to do most if this yourself. Even then a new kitchen will blow that budget. I would do the upstairs bathroom and use whatever you have left to rip out the old bathroom suite, lay some lino and have a WC / utility room with the hopes of a bigger renovation of the kitchen/dining/lean-to space further down the line.

Fair enough! If you're getting on a loft conversion further down the line, it'd be wiser to just convert the smallest bedroom as @rinked suggested. I can't advise on cost as the bathroom was put in by the previous owners 5 years ago, who likely benefited from the fact the soil stack is on the side of the house rather than the back. We don't really have the roof height for us to consider a loft conversion, most people in my area with end-terrace/semi detached properties opt for double storey extensions to add an extra bedroom or make a upper bedroom bigger.

This is an intriguing problem ! In your original plan, is it the case that the wall end of the bath is wider than the toilet end, or is that just the way the perspective works here ? If so, that is one of the things making the layout looked cramped and 'weird'. How deep a step did you have in mind ? That, too, could make a difference. The problem with steps in bathrooms (those that are designed for 'real' everyday living, not just for a magazine spread) is that they can get wet, and hence slippery - an accident waiting to happen. Careful choice of flooring might help minimise that. Something rubbery, or like hospital bathroom floors. Japanese tubs have been mentioned. I believe there are also 'small' toilets available, and space-saving sinks, for very small spaces, understairs cloakrooms etc...), though I think there's enough room there in the design. (And for the main bathroom, you do need a decent sized sink.) The screens you describe: I would definitely go for a fixed, clear glass one near the towel rail, simply for letting light through, and not feeling further cramped. Alongside the toilet, it might be better to opt for a half-wall screen (illustrated above in Jane's comments) - again, on grounds of not feeling cramped, but also letting maximum light in - you could adorn it with wood battens if you like. How young is the daughter ? How much longer is she going to need bathing as opposed to showering ? Could you have all that room devoted to a large shower enclosure, and keep something temporary to one side (like the old bathtubs hanging on the wall !!), which you could move across to nearer the shower for filling purposes. Once she's old enough, you can dispense with the moveable tub.

Hi @Karen Sargent, Looking at the designs you uploaded, my comments below: First design (assuming everything to scale) is just too crowded, and I don't think will be comfortable to live with. The second design is a good layout, but may cause some problems with drainage and your soil pipe (difficult to give more advice without seeing the detail of the installation and current plumbing & directions of joists etc) The third option is probably the best value and still makes for a very usable space, as long as the slight shift of the WC can be accomodated wrt your soil pipe - I've seen some properties & WCs where this would be fine, other where it might cause problems. This is probably my recommended option, and if plumbing were tricky, you could probably move the WC closer to the door and build a small bit of studwork where your cistern currently is (full room height) so that any "fudging" of the plumbing/waste is all hidden in the void. Let us know what you do!

Just an idea I had.....you could play around a bit with the sizes or even swap the study and ensuite bathroom depending on what you prefer.
