Renovating Design Dilemma Building a Home

hi all

My wife and I are due to view a house this weekend. We don’t know anything about building work, costs or ideas but we have seen a 3 bed semi come up at a good price so curious if it’s viable to potentially convert and extend the garage (front to back) and double height?

The idea in our heads would be to make the lounge wider, have a kitchen/diner space large enough to entertain and put 1 more bedroom upstairs, whilst extending at least the master.

Would a budget of £50-60k be realistic? (And is it possible)

If anyone has photos of examples they’ve converted, or basic floor plan they could help we would be grateful.

We currently live in a 3 bed semi already which is a good size (110m2) with a 6x3m bedroom and a 4x4 2nd

Sometimes you can get away with just permitted development but this is really area dependent. For example, sometimes you need planning (not full) for the changes to the front of the house or for adding services to this space. Also, sometimes, permitted development rights have been removed from the property so you should definitely drop a message to your local planning authority before proceeding. This can include if you are on a new housing development or if you live in a conservation area. There are also different rules if you are in a listed building where listed building consent may be required. I hope it helps. Best of luck xx

It's horrible the most expensive option is almost always the right one. From your photo's I think it has to be D. It will add value as it looks so much better, you won't have to plan for future works either. Once it's done you will be so glad you chose that option.

As bedsits go this is still pretty small so it’s not going to add to the resale value of your house and to convert the space is going to cost as much as funding several years in rented accomodation elsewhere. If you are feeling flush consider using the money you would have spent on renovations to put down a deposit for you to buy a property and rent it to your son, use the rent to pay the mortgage and congratulate yourself that you have improved your pension planning.

I'd definately get a builder to look at it. The garage seems separate to the house ? Two things to consider are joining the current garage into the house will be very fiddley and also the foundations for the garage are not likely to be deep enough to hold a double height extension. In the long run you may end up demolishing the garage and rebuilding with new foundations etc.
