Have to build kitchen offset from wall, couple questions

Hello everyone

We are renovating our small apartment and the plumber stuck our new water heater and all it's tubes right on the wall of our kitchen. In the end we will have to build our main kitchen unit about 10 cms out from the wall.

Couple questions:

The cooker hood, should it still be directly under a cabinet above the hood or do I need to mount it 10 cms out? In which case, maybe I need to find a small island style hood.

Are there any good recirculation hoods? At this point, ducting is not an option. Seems impossible to find real info on this....

Any clever idea on how to deal with this empty 10cm gap? We are doing an ikea kitchen, as we are poor.... The option to simply get a custom worktop that had the extra depth added 300 euros to the cost. One thing we are considering, is building a small fake wall. Maybe, I don't know 30cm high, with a little shelf behind it. Then we can put stuff, olive oil, whatever, behind that.

We had a similar issue with the access behind the units. Build a stud wall and added an oak trim on top to create an excellent shelf for oils etc. We didn’t bring the hood forward and went for recirculating. Works really well.

Hi Mr Mr, that clarifies things. It would seem that if you go ahead with stairs from the hall then you will lose the smallest bedroom upstairs, presumably currently occupied by the youngest in the family? If so, then do you intend moving them downstairs or will you take the plunge and move yourselves into a new master bedroom downstairs? What will happen to the existing landing at the top of the stair from the dining room - could it be used to replace the lost bedroom? Could it be incorporated into one of the other bedrooms? Could it become a study [if needed]? When we extended a few years ago we took the opportunity to merge two existing bedrooms to give one larger room. The new extension provided two more bedrooms and we 'lost' one other original bedroom to become a 'landing library' open to the staircase so, in effect, a large gallery. In this way we went from a conventional 4 bed to a much larger 4 bed plus library. The house is just so much more usable in its new format. You will usually find that upstairs walls are easily moved as they are non load bearing. However, I am sure most people would agree that you should make the house suit your needs. It is well worth sitting down with a pen and paper and listing what you'd really like to achieve from the building work. If you are planning on this being a long term home then I'd take this opportunity to 'future proof' the layout for you and your family. If you are looking for resale in the foreseeable future then investing the minimum amount to get your kitchen diner is probably the way forward. Either way, good luck. P.S. given a choice, I'd still keep the stairs away from the kitchen smells... but see what the consensus is from the Houzz community.

Thanks CreatePerfect for your interest in my project. I have a fairly good idea for the style which will be a painted Shaker kitchen with granite countertops. I also want to incorporate a large island and it's this that is causing me the most trouble! The reason is that on the long run of units on the back wall there will be a range cooker, set slightly out. Which is making it difficult to place where the island should be positioned as it makes the island offset. I think it's because of the shape of the back wall coming inwards next to the bifold doors. It's the lack of symmetry there that I'm struggling with...so this is where I need some inspiration. I would be grateful if you could give me an alternative that doesn't compromise my island! Hope this makes sense?

Hi Barnaby, Sounds like a great buy and a fab family home! Having been through a very similar situation in the last 6 months (moving into a house where the back wall had been extended and the house was left with a very similar 'steel and nibs' to your kitchen, where it had been opened up) I'd definitely recommend getting some advice from a few different people. Two builders told us it would be impossible to get rid of the visible RSJs and the nibs of the old external wall. It was only when I persevered and asked an architect to come and have a look and got a structural engineer in that we realised it was completely possible and far less expensive than we thought. We only ended up spending £2,000 on fees (£500 architect and £1500 structural engineer) and £12,000 on building works and it has completely transformed the space. If you're lucky enough to find a creative builder they could be really helpful with the layout but my experience was that they are more about the 'doing' and 'practicalities'. I found getting some independent design advice (from a concept planner) on the space and layout super helpful and then once we had an idea of what we wanted we were able to ask a couple of builders to price up. The designing of the layout was a fraction of the cost of anything else and saved us a lot of money in the long run. You might want to have a think about chatting to a concept planner (there are several great ones on here) and get an idea of some designs and costs. Just a suggestion :)

I prefer the 2nd layout with the utility in the corner. I like the way that creates space for the kitchen to be set back from the living space. In layout 1, the utility is too long & narrow, and everything in the kitchen is on full view - although the pantry is a better size. I think I’d possibly make the pantry in layout 2 slightly narrower but go back the full depth of the utility with it. That way you avoid the odd L shape of the utility and with a slightly narrower pantry, you might be able to fit units on each side of the utility, or have space for an airer / wall mounted airer for laundry / plug in station for hoover charging, etc.

John sorry the photos are poor when we were part way through. I was looking for the images from the sales particulars when we sold it but not joy. So we used ikea units and doors and the stud wall sat about 40cm above an oak worktop and the oak trim covered the stud wall and framing. Sorry the photos are poor.

I deliberately built my units out from the wall by about 10cm and I have an Ikea kitchen. I did it because I saw it in a Conran book and thought it a good way to keep oils etc off the worktop, best decision I ever made. The worktops are water resistant MDF covered in a thin layer of granite.

Actually while at the lumber yard to get some stuff for my floor I saw the following piece of wood.

This is Padouk 71X300 CM and 28MM thick. It's 350 euros as opposed to over 700 euros for one from Ikea in 70 cm depth. Also, they have it now so I wouldn't have to wait three weeks to install. (Which is good because we had to move in a week ago...)

Would this be suitable to make my own countertop? If so, I wouldn't need the wall at all.

It's only 28 mm thick, would that cause problems in terms of the fitting the ikea sink or placing the oven and range? Ikea man told me we wouldn't need a plate between the oven and the range because of the countertop we were looking at, which was 4cm....
