River at the back of garden?

I have found a beautiful country cottage in one of the most sought after villages in Cambridgeshire at a price I can comfortably afford. However, the village as a whole is a flood risk and the house backs onto the river at the far end of the garden. Whilst the property hasn’t flooded in over 110 years, the river has overflowed Onto the gravel in The garden (I’m guessing too much grass could get waterlogged in extreme cases).

the property has been really nicely renovated with a lot of interest. Whilst I know many would like a river near their home I’m wondering if this will ruin my chance at a resell in the future?

Cambridgeshire does get a lot of flooding. I’m in Herts and it’s always on our local news channel! I wonder if it is worth phoning your current insurers for advice? I usually change insurers online every year and two questions always crop up - the proximity of tall trees and if there is a river or water nearby. I would let them guide you.

hi Hannah,

it is quite easy to get an understanding of the risk of flooding on the river by looking at the environment agencies flood map. it is something that is carried out in land searches as part of the conveyancing process. if you contact them you can get a look at historical and predicted flood data.

it may also be worth asking what their house insurance costs are as this will provide you with an idea of the costs of insuring close to the water. insurers are adept at increasing premiums for low level risk.

That is an Olive tree (Olea europea) It would be a good choice if you want year round privacy as it is evergreen. If you want more interest if you are in a warm part of the uk you might consider a Mimosa (Acacia dealbata) which has yellow flowers in late winter, but can get quite large. A Photinia is another option which is also evergreen, but has the added bonus of white flowers and the young leaves are a bronzy colour.

I'm soon to replace the raised decking to the back garden. How did you get on with the galvanised grates? I'm tempted to put a double plank wide grate closest to the wall to reduce splashes above the damp course. Where did you source them? Also, what dimension posts did you use, bolted to the concrete pposts (if the pics are what I think they are).

Am I correct in interpreting this as you’re after ideas for the bottom fence overlooking the river so you still have the view? If so, how about glass? Caravans have glass around their decking and this is no different. You’d need to have it professionally installed for safety but it would shield you from wind, keep children contained in the garden and still offer you the views you want.

It took me 5 years to sell my cottage with a river at the bottom of the garden. The garden flooded every year but the house ( built in 1875) never had. When I bought it n 2008 I couldn't get adequate info off the environment agency, but went ahead anyway, despite my solicitors warning. The same issue scuppered several potential sales.
