Moving kitchen from front to back of house

I have been in my house for 4 years and the layout doesn't really work for us as a family. I find that whoever is cooking is completely isolated from everyone and I am thinking of moving the kitchen to the reception room and maybe using the kitchen as a snug/guest bedroom.
Any ideas how much this would cost? The upstairs bathroom is at the front of the house too so we'll need to move water and waste to the back.
Also we have a lot of wasted space downstairs in the toilets, with the two cupboards and under the stairs. We must be able to move things around to use the space better. Any ideas welcome!

you should be able to do it. I would move it to the left side of the house behind the stairs (Maybe even incorporate that space under the stairs into the cabinetry. That way the plumbing can tie in with the downstairs cloakroom.

Before you get you heart set on it - check where you can get the plumbing in and out again.... walk around the house and see where the exit pipes are or any man hole covers etc and if you have any plans that show drains that’s useful to look at too.

I hired a local carpenter to build a shed along our side passage. It's a somewhat odd shape - 1mx10m but it works well for storing bikes, paint, garden tools and all manner of other items. It has a door at both ends and so could technically still serve as a passage, but we don't use it as such.

Thanks for the recommendation OnePlan! :) Yes, I'd be more than happy to look at this, Carmel, it would be something we do a lot of. Please feel free to give me a call. One of the main issues here might be whether the main sewer you mention is a 'public sewer' (ie controlled by NI Water) or just the 'private sewer' connecting your house to the public sewer - the cost implications can be substantial if it's the former but I can advise you about that as we've done quite a few of these too and it doesn't need to be a show-stopper. It might well be the case that your drain runs front to back down the side of the house. This means that you may not need to join the soil pipe up to the back of the house but instead it could go straight down the bottom right hand corner of the house. It would mean digging up a bit of whatever is at the side- presumably this is the drive. Of course all of your hot and cold pipe work is currently at the back of the house and this would need to be moved which is where the additional installation cost comes from. I think an additional £1000 mentioned previously seems about right but the additional macerator may not be necessary. You have a further option of moving the bathroom to between your two big bedrooms. This is more complex as a soil pipe would then have to go through the house. Under the hall floor and out to the drains which are presumably under the drive. Additional work means additional cost but you might consider it if you need 4 bedrooms, or if 4 beds will increase the value, or if you were considering a loft conversion and the relocated bathroom was going to be in the way of stairs to the loft.
