Calling all budding space planners

Hello. I am looking for some advice on how we can better use our Lower Ground Floor space (we are in a 3 storey town house). We need a wet room / shower room and a small living space that can work as den / guest bedroom. Current floor plan is attached. Highlighted in yellow is the area we can use (two options). Red cross is a cupboard and access we need to keep. The current access from Lobby to Garage is narrow so am thinking of a door from Garage direct into Kitchen. Worth mentioning that the Utility area has reduced head high and houses the gas pipe, gas meter and electricity meter. We need to keep the bottom part of the garage for store and an alternative way into the house (through existing garage door).

Hi Walt,

The main difficulty with what you are trying to do is to make sure the new room has natural ventilation and light.

Your house looks like a terrace house, which means there is potential in the loft (your budget permitting), where you could hopefully have a Bedroom and an En-Suite. You could potentially take some space off Bed 3 if you are struggling to get space for your new staircase going into the loft. Get a loft company to give you a price, they usually provide the whole service (including structural alterations, Building Control etc.)

Alternatively, locate the store room in the centre of your house (back of the Garage where light and ventilation are problematic) and convert the front of the Garage into a habitable room. Can't comment on the location of the wet room but something could potentially go at the back of your Garage (on the Kitchen side of that wall), depending on how your foul water is arranged (I see you have a first floor bathroom so the SVP for it should begoing down through your Study and into the Garage, therefore possible)

Thank you for the advice Eulinea Ltd. We want to adapt our house to future proof for an elderly relative so loft conversion is not possible, plus we don't have enough loft space or head height to do this. Will explore the lower ground floor options further.

Good afternoon Anna. Interesting. Here's the dilemma ( Houzz pun? ) ..the 15.19 if accurate does not scale with the pic as shown. Judging the sink wall to be about 5 ' (4' 6" perhaps)long, ( 2' for counters, 3' working space) ,it leaves less than 8 ' between the small wall and the front window wall. The pic shows a wall about 12' long. ( Notice the living room area is almost square).

Good morning!, Well i've been at this one now for nearly 2 1/2 hours! One of the main problems is the entrance. I didn't want to incorporate the garage, as with a full house, outside storage is all important, I know just how much stuff we have in ours. I also kept in mind the your requirement for front to back access. Thus, i moved the entrance to the other side of the house ( garage side ), Hopefully when postie arrives he will naturally presume the entrance is on that side, ( i think you would! ) I split the kitchen / downstairs cloakroom to give you a much bigger cloakroom / downstairs shower room - don't know if you have dogs, but very handy for washing them and mucky kids without trapsing upstairs! This split area also gives you your Utility Room. ( However, you could have a smaller cloakroom and a bigger Utility dependant on your own requirements. ) Also, I extended slightly across the front to the left to make downstairs slightly bigger ( filling in the gap on the original plan ) - and give way to two reception rooms, so the front will be continuous with no set back. ( That part could be dependant on budget, as you could make do with a slightly smaller 2nd reception. ) So, some more planting in the front garden will ensure that you know there is no entrance on the left. Bearing in mind that a house full of kids / teenagers can be very noisy and that zoning would also be my preference, I put the two main reception rooms at the front, seperated them by a nice hallway and gave you a study / music / teenage den in the middle of the house, off the kitchen diner. The extension ( preferably full height to allow amendments to the upstairs ) gives the noisey heart of the home to the rear. If you do the full height extension it gives way further to a much larger Master bedroom suite, a family bathroom, and a seperate toilet / shower room ( All of that will be dependant on your budget. ) The build itself in my lowly opinion is infinitely do'able on your budget, where a lot of people go wrong, is that they just don't realise how much of the budget goes on refurbishing the internals, ( New Kitchen, bathroom fitting, flooring etc ) So keep a good chunk for that! Always get at least 3 quotations for the build, and try and get a fixed price one if you can. I hope that covers it, and that you can imagine what it looks like walking around the new layout. It's easy for the experts, but no so easy for the homeowner, as quite often you can get stuck on what things look like at the moment. Try and blank that out, and imagine a completely different house. Hi Thank you all for your help/advice. Jonathan - thanks for drawing us a plan option. Ideally we would have an L shape kitchen/diner/lounge but we would like the utility at the back of the house and keep a separate toilet - (I always call it the downstairs loo but we have no stairs!!) basically so people don't have to use our main bathroom. So don't think we can do it. We like your ideas for the master bedroom storage and bathroom and layout and see you've moved the study door which is great. The elevation drawings I posted were when we were planning a rear extension the bedroom end - we moved this to the front and feel it works better. This means we'll have a gable roof over this extension and are thinking of having a brick porch with a gable room to balance it out. We think a pitch roof for the kitchen/garage with a flat roof at the rear maybe the best option now and less dominating. Thanks I-architect. We'll check out your checklist. We have been trying to pace out the space. My other half really wants a TV comfy sofa area for him and the kids, I'm less bothered. We think we'll spend most of our time in this room as a family and with friends whereas our lounge is our sanctuary. We agree with you all that it may be best to enlist the help of a pro kitchen designer, space planner that can give us a few options. We naively didn't realise concept planners/designer existed and have gone around the houses a lot already. All a leaning curve. We really can't wait to get it done - we've been living in the bungalow as it is for 5 years and although perfectly liveable - its in desperate need of updating.

Another recommendation for Karen @ OnePlan even more so if you're going back and forwards as she can show you a few ideas. Everything really seems set in stone bar the plant room? There also looks to be stairs on the gable end which I assume you need for letting the dogs out? My (very non-pro!) comments on your green plan. I'd reduce the plant room depth to 1500 and the gap between the island and units to 1200. I'd access the plant room from the larder end so lose the corner cupboard. I'd put the oven at the end of the sink run and just use shelves to balance the gap between the oven and window. It means losing the window seat however just thinking it would actually work better for extra seating in the living room? I'd go for a smaller hob and have it on the island away from the stools with a downdraft extractor. The living space is a little tight but assuming you're having a tv I'd hang it against the play room wall then chose a slim chaise sofa without arms so it doesn't visually close the space off coming up the stairs. I know sofa arms shouldn't normally overlap but I think it works with window seats. You may also be able to fit a small accent chair in the left corner next to the tv and then have a sideboard on the plant room wall for extra storage.
