Design Dilemma Dining Rooms Living Rooms

How would you remodel this house and keep it's charm

We are in the process of purchasing this lovely house but want to add a decent study to the ground floor. The gym and the utility room on the left hand side are accessed from outside presently which makes them feel a bit like outhouses. I thought maybe knocking this into one room making it a utility/mudroom

There is a study area just off the hallway, what could we use this for?

We keep going from modernising the back of the house to keeping it as it is, I wondered about having an over hang across the back to make it more modern without compromising it's charm?

Any ideas welcome...

Hi Melissa,

I am trying to understand your prospective lovely house, but I am a little confused as in plan it looks as if the Garage is set back from the corner of the Kitchen, whereas when I look at the picture you've sent, the Garage is in line with the Kitchen.... Do you happen to have any pictures from that side of the house, to include the Gym, please? Also, a first floor plan will also help as I am trying to figure out how the structure works.

A house without flowers, to me is just a house, not a home. A room without flowers may wear an expensive ballgown but will be bereft of the loveliest jewels to set it off. All rooms need something living. Even just a single Rose or a sprig of ivy. Fill your garden with flowers & foliage. Tipsy tulips are perhaps my favourite but then I see a bowl of garden Roses & Alchemillimollis, or a glass jar of cow parsley or a jug of white dog daisies, or....

I would concentrate on the dormer windows, initially. I don't think the roofs of either are attractive, they both look mean and 'tight'. The brown cladding at the sides is wrong - it should be lead, painted timber to match the window frames or slate to match the roof. (Please don't use UPVC cladding!) Getting the detail right can be very effective. This is a new dormer bungalow I designed in a 1930s style, albeit in different materials. The dormer windows have flat lead roofs with big overhangs and moulded timber fascia. The flat roof dormer is probably more authentic to the house, but any style and detail has been lost when it has been re-roofed. A similar porch might work also well on your house. Although, if you go for flat-roofed dormers, you could do a great flat canopy porch with a hint of art deco style. The window arrangement in the central gable is very odd, too. But this may actually be improved by adding a porch. (Porches can often spoil a house, but the reverse might apply here) The garden is also very bleak. Some planting near the house, and even some climbers would make all the difference. The staining on the brickwork is strange, but I can't see enough detail. I would only repoint if the mortar is actually failing, as it can make a mess - get a professional to look at it, and make sure it is done well, with a lime-sand-cement mix. It won't make much difference to the appearance of the house. Simply cleaning off the worst of the staining might help - maybe with wire brushes - go carefully at first to make sure you're not damaging the bricks. The windows are not great, but could be a lot worse. If they are functionally okay, it may be good to keep them, and see how they look when some other details are changed. Depends on your budget.

Speaking from London I copy the habits of hot countries. Blinds have to be down before the sun hits the windows, then open the windows through the flat, not necessarily so much on the side being hit on the sun. Create a through draft from front to back, obviously windows have to be shut when you are out but leave blinds down or curtains closed then too. I have an old mansion flat and live on the ground floor so there are some inbuilt advantages from the solid walls and position. Energy required, me walking backwards and forwards closing blinds and opening and shutting windows. With the forecasts of ever increasing energy prices and warmer climate we need to design in low energy cooling methods as well as heating. In the future we may need to use our chimneys to bring in cold air at night to cool buildings as is done traditionally in the middle east.

What a terrible question to have to consider- How could you ever choose??? Many say family photos - but you know what - if I lost mine it wouldn't matter too much because I can remember my life in pictures - I was there. We take so many photos on our phone and never look at them we need to try to think back more and remember. My cat? Well, he's not a possession - he chooses to live with us and we are his servants! I suppose it would have to be my first guitar I used professionally - a 1950/early 60s (?) Hofner Congress. Here - have a laugh, this is me in about 1978: The guitar lasted better than I did !

Thanks Irina, the garage is set back slightly, there is a window into the kitchen before the garage starts, so I'd say just passed the window on the floorplan, here's a couple of photos. We were just interested to see what others thought and if we were missing anything. Any ideas what the small study could be? We're hoping to exchange in the next few weeks so then we'd be able to contact an architect. I'm just super excited and thinking ahead of what's possible.

Looks a beautiful home ... a traditional style, glazed veranda might be more in keeping as a bridge to ease transition from indoors to outdoors.

I think your ideas would work although not sure how easy/expensive it would be to add the new loo as your plumbing seems to be at the front? Would you move the door back from the hall? If so, you could use that space for coats and remove the wall in the existing cloakroom to make that wider. Or my brother had a similar space and his original idea was to use it for wine storage with crittall doors.

I’d remove the awning but not sure you need to modernise? I like OnePlans idea, how much space do you actually have there? My only thought is that the kitchen wall is a bit bare. Not sure how you’d feel about continuing the cladding? Bad photoshops but I’ve done a half wall and the full wall

Thanks Minnie, I love the cladding idea, maybe all the way down where the front door is too? Or maybe to replace the ivy.. so many ideas.
You can’t see from the floor plan but there is a toilet in the outbuildings already but accessed from the courtyard. Also love the wine storage idea, I love Crittall doors, wondered about replacing the bifold doors with crittall doors but might be too expensive.. thank you for great ideas!!

That could work but you’d probably need to do it on the return wall too? I’m useless at gardening but I think some ivy can potentially cause damage although I do like having the green at the front? Good news on the loo then! I think crittall would work but I’d live with the bifolds first and see how you use them in the warmer months?

Hello again,

As an idea - you could move the Cloakroom and the downstairs WC in the space you have on the left hand side of the staircase, leaving a large area for your Hallway; also, add a new Porch whilst keeping it in the style of the house (extend the roof over the entrance door so that your Porch is proud of the main front wall of your house (by say 1.8m). The Reception Hall looks magnificent, but maybe a smaller area right by the front door will also assist with the overall feel when you enter the house...
