The set up is not the exactly same the other side of the wall, however it is raised on the other side as well so I believe you are right about the garden wall. However perhaps the step can be reduced in size? I attach another picture. It seems to house some draining system and I think it may be just an addition to the house to hide something. Any thoughts what? I don’t think I will be pursuing digging down in the basement to increase height due to cost. So In the plans I used the basement as an occasional bedroom (hopefully with en suite). A very amateurish plan attached. What do you reckon?...See MoreHelp with potential house layout/extension
Comments (11)By looking at the layout of the current plan you can definitely achieve a lot with it, at the moment the layout is not great as you have an entrance hallway and than another hallway to enter towards sun lounge and workshop entry is from garage or garden. Kitchen itself is not very practical it does not have dining space big enough or even adding a kitchen island just would not work. Suggest you have the rear extension to square of the building towards the left and where the garage is to try and get the permission to bring the garage wall towards the front of the building of course convert the garage to play area or gym or maybe cinema. New Extension should have 6 panel bifold low frame doors for indoors/outdoor look and two large skylights. In the new rear extension towards the left, add L shape kitchen with large 5 to 7 seater island, open up the walls from sun lounge and workshop make all open plan for new kitchen, dinner and lounge, Relocate stairs to the left where kitchen is now and have double glass doors where stairs is now so the view from entry is right through to rear of the house and you can see the garden. You could have pantry, another kitchen for all the dishwasher, washing machine or even cooking so than the main kitchen is kept for socialising perhaps a wine bar or wine spiral cellar(amazing feature with wow factor) ? Comments (7)Hi Rachael, This may or may not be something you considered. In our area, we've had a number of bungalows put dormers in to become chalet bungalows and we've even had a few of the detached bungalows add on another floor and become a 2 & even 3 story home. Renovations - like £50K-£100K average for a loft conversion are easier on costings depending on footage, spec & if there will bathrooms. However I've never worked on a complete story addition, so would only be a guess of £75K +++, if very frugal - (may be able to get it that low with simple layout - but would think with your footprint size, would be more than £75k - would just have to get some quotes). You will have to check the head height of your loft space for a loft conversion and seek planning permission for either of the above. Either option would give you a massive extension to the property and allow you do more with your downstairs. If you are looking for a low-cost (relatively - as still updating bathrooms & getting new kitchen) practical option - knock through the current Dining Room & Reception Room to make one open-plan space housing kit - diner - lounge (lounge at front of reception, dining at back of reception, & kit in dining room). Add larger glass wall & doors, sliding doors or concertina to back of current Reception Room to open into garden. Convert current Kitchen into TV snug / 2nd reception Use one of the bedrooms as an office if you are able Add an ensuite shower to the last back bedroom (just enough room for this) Do any aesthetic updates & decorating to house & current bathrooms. OR If you don't want to keep the garage: Knock the Garage, Kit & Reception Room into one large open plan, triple aspect space or just Garage & Reception Room (keeping kit as a snug) ... have large kit - dining - lounge area with great views all around and glass access into the garden Use the Dining area as office or 2nd reception / snug Use one of bedrooms as office if you need to and are able Add ensuite shower to the last back bedroom Update bathrooms, decorating & aesthetics of home Good luck & best wishes!...See MoreCan this house reach it’s potential for 60k??
Comments (7)If you’re looking to extend or do a loft conversion as well as modernise throughout then I don’t think 60K would be enough - sorry! Extending over the kitchen extension may not be possible if the footings were only made to hold a single storey. That may involve knocking it all down & restarting. Loft conversions costs would depend on how ‘straightforward’ it is with regards to current roof structure / whether you needed dormers, etc. If it needs full modernisation, you’d need to look into ‘hidden’ costs of whether it needs rewiring and / or a new heating system & boiler. In our renovation we had to do both of those at a cost of around £20K. Consider the roof as well - does that need replacing? Plus doors/ windows / flooring plus bathrooms & kitchen.
