Suggestions for rough layout of a kitchen in the middle of a house
Comments (24)Hi @Ollie Chambers ah we still haven’t started the work! Mainly delays due to our indecision! We’re starting February now and have decided to go with the kitchen in the ‘middle room’ and the living area in the 3m x 4.5m extension with sliding doors across. The main issue is still the extraction- it’s not a huge space so hob not too far from doors and as having sliding we can open just slightly and have opening roof windows in extension. We’re also having a ducted extractor fitted which will go through the utility (through ceiling) to outside. This can be ducted for 5metres (reducing by 1.2 for every turn) would be too far for you as yours is larger than ours? It’s going to cost quite a lot and we’re still exploring this as I’m not convinced it’s worth the cost as I guess the further the distance to the opening the more reduced the extraction. We cook a lot so we need a system that works. It’s not perfect I’d much prefer to have a window/outside wall for extraction but we have considered every other option and this one suits us best. I think it will be a case of the doors being regularly opened! My questions are... *what would be the rough cost of re moving and putting on a new type of render/exterior ( it’s a three bed semi and I realise anything would just be ball park figure but a rough estimate would let me know if it’s worth it or not)? * how successful is painting roughcasting? Comments (6)usually with a mid range finish i find out the 500-600£/m2 refurb price works out plus minus good. if you would like to renovate the whole ground floor. that's incl -plumbing upgrades -electric upgrades -studwalls and remodeling -plastering -painting decorating -kitchen fitting -flooring and tiling not incl client supplied items such as -kitchen -tiles and miscs -2nd fix materials -profession fees if its any structural change...See Moreis extension possible? what would the rough cost be?
Comments (7)Hi Jamie! Good question. I increased roof height on a bungalow for a client with the most incredibly high number of neighbour objections possible several years ago!! It was very tricky to get planning permission for, but we did manage to create a first floor with generous useable space. Theirs was a street that was 100% bungalows, but if you have more of a variety of properties it would be much easier to justify. You do need a robust planning application to be submitted for you with a strong argument in order to get planners to approve raising roof height. But it can be done.
