To extend kitchen/dining through to conservatory to make sitting area.

Conservatory is off utility room & feels disconnected from house so rarely used. It's not a bad conservatory so we're wondering about opening through from the main kitchen wall (partial opening)to integrate into house more. Obviously we'd lose wall/appliance space so would have to rethink layout. We could probably close up the door into it from the utility room. Any advice or thoughts welcome.

I guess it's not the typical conservatory I am thinking of? White pvc walls/roof? If so, I doubt that would work. Is the conservatory always same temperature as rest of house? Can you attach pics?

Hello! I think it can work to do make it feel more connected. you could potentially open up the kitchen a bit more, it would be helpful if you could post photos of the conservatory.

Thank you. It will be brick built with bi-fold doors across whole width with two velux windows in the roof. If I have to keep a door can anyone suggest a type of internal bi folding door for the opening.

We are planning on putting a utility room in the second garage (which is that new little room at the top of the garage in Floorplan 2) as currently the utility room is in the garage (cold and next to the rakes!). We looked into the breakfast room idea as it was my favourite layout (and more conventional) but were told by the builder to go out to make it flush with kitchen external wall, would cost £20k+ and we'd only get a few feet more width before it starts blocking the view of the garden from the conservatory. It is really a dilemma - I think my biggest problem is how the current floorplan looks on paper - I feel it would probably work well but I don't think I'd even view a house with such a nuts floorplan (except out of curiosity!) :)

Hi Ros, I would have a think about how much extending/ changing layout would cost in all. If you only plan to be there for a few more years at the most then it may be worth considering the move sooner. However, if you are planning on staying and making some changes, open plan living is a fantastic option for a growing family. Opening the space between the dining and kitchen area would create a lovely big room with plenty of roaming space. Open plan living is also a very popular option these days so I don't necessarily think it will hamper any future sale with not having the two separate rooms. We have a large number of clients who want to knock walls down and extend to accommodate a more open plan layout and it's certainly an option that is increasing in popularity. Extending below the car part could be quite costly considering you may want to move in a few years time. Without actually looking at it, it's difficult to determine if it would be worthwhile. Aimee

Morning, thanks for your input. It's a difficult one to be honest as that room is too dark for me to use as an office as I need more natural light to work in. I was in there for a while but found myself gravitating to the light 😂 Plus my office isn't just a desk - I make products but I can't close it off without creating one super long corridor from the hallway, so always walking through isn't ideal. That's why we thought about the kitchen moving there as we mostly cook in the evening when it's darker out anyway so was thinking of going down the dark and moody kitchen ave with some good lighting, metallics and rich colours to make it a really nice cosy evening room) A case of 'don't fight the dark, join the dark' lol. Plus maybe sensor lighting so when you walk through, it lights up before you go in. So that side window wouldn't do much more being bigger. I can obviously decorate the outside with plants up the walls and mirrors to bring more light in. Yes it has no views but the we don't have much of a view of the back anyway ie its a town terrace so we just have a little courtyard garden surrounded by buildings. If we put doors in then we lose kitchen spade - but yes, I have thought about it. It's mostly plumbing down that side though ie all the bathrooms and kitchen plumbing go there so would cost so much to move all the pipes 🙈 In the morning we would always go and sit in the sun room for coffee and use the peninsula at night for cooking and drinking and for formal meals, our lounge is huge so was going to add a dining table in there where the fire is. Even in our last house which was open plan south facing, we sat at the back doors. This is the issue with the conservatory because yes, ideally we would have extended it and put the kitchen diner there but it's going to cost £30k plus. We are getting someone in next week to look at the conserve roof and also pricing for having doors put on the back of the current kitchen but as its not a proper extension, we couldn't just make that an open plan kitchen diner permanently as the conservatory won't be up to spec for building regs 😔 So hope that explains the weird decision to move it to a darker room as we like more light day living space than light cooking space. It really is a difficult one though but my mum seems to like it and she's old school so it can't be that awful 😂🤞🤞 (p.s. Sun tunnel people are coming today to survey so 🤞🤞 if we can get one or two in! .)

Hello,

Sounds great.

In order to comply with building regulations an external grade insulated door will need to be fitted between the conservatory and the house. If you decide that this is not for you and you would like the space to be open plan a SAP calculation is required. This will demonstrate to Building Control compliance with Part L1B of the Building Regulations. A SAP (standard Assessment Procedure) calculation will include any recommendations needed on the existing dwelling and the fabric of the conservatory in order to comply.

Sounds a great idea. You could turn it into a dining area, or a chillout area for relaxing in. If it were my house, I would make an access door into it. It could be glass to keep it bright and airy.

Thanks for the comments. This is a pic of the conservatory. As you can see, it feels set on the side of the house. We could either take away the doorway between kitchen & utility, remove the tall oven/microwave tower & combine that space with existing door to conservatory to make double width. Probably easiest but It still wouldn't integrate it into the kitchen very much. Alternatively we could make a more central double door width opening in the kitchen wall. really opening it up, but losing hob & lots of storage. We could then maybe block up the existing door from the utility room.
