How much would you budget for the following work

Good afternoon all,

Long time lurker, first time poster. Thank you for taking the time to read this.

Recently had an offer accepted on a new house. Forewarned is forearmed, and I'm hoping to get some advice on budgeting for the following home improvements. Haven't had any major building works done previously, so it seems both oddly achievable and very daunting and I'm just hoping to gather as much advice as possible :).

I've amended the floorplan with the changes I'd like to make:



So that the new floorplan would look like this (the little rectangle at the top of the stairs would be a bannister:



Following this would be these works:

1. Electric works scenario a) change fusebox as it's old and put the new kitchen on it's own ring or b) complete rewire. Will need new sockets etc. throughout.

2. Install new kitchen (moderately priced, nothing particularly fancy; we're used to using cheapest Argos range appliances and would like to upgrade if possible.

3. Install new bathroom

4. Re-skim / plaster. The house is covered in anaglypta wallpaper - won't know the extent to which the walls will be damaged removing this until I'm in.

5. New boiler. Radiators and plumbing all working but I'll factor in for a new boiler.

I'll undoubtedly follow this up with questions about how to start planning these works (providing it's possible).

Any advice or general comments along with taking part in the poll would be great!
