How much would you budget for the following work

Good afternoon all,

Long time lurker, first time poster. Thank you for taking the time to read this.

Recently had an offer accepted on a new house. Forewarned is forearmed, and I'm hoping to get some advice on budgeting for the following home improvements. Haven't had any major building works done previously, so it seems both oddly achievable and very daunting and I'm just hoping to gather as much advice as possible :).

I've amended the floorplan with the changes I'd like to make:

So that the new floorplan would look like this (the little rectangle at the top of the stairs would be a bannister:

Following this would be these works:

1. Electric works scenario a) change fusebox as it's old and put the new kitchen on it's own ring or b) complete rewire. Will need new sockets etc. throughout.

2. Install new kitchen (moderately priced, nothing particularly fancy; we're used to using cheapest Argos range appliances and would like to upgrade if possible.

3. Install new bathroom

4. Re-skim / plaster. The house is covered in anaglypta wallpaper - won't know the extent to which the walls will be damaged removing this until I'm in.

5. New boiler. Radiators and plumbing all working but I'll factor in for a new boiler.

I'll undoubtedly follow this up with questions about how to start planning these works (providing it's possible).

Any advice or general comments along with taking part in the poll would be great!

I wouldn’t even guess at a price for that. Different areas charge different rates. You need a contractor in to quote.

I understand. Love the house and it involves relocating to a different city, so not entirely sure where I stand with budgeting for it either. Interested in seeing what the audience suggest. Should have mentioned it's in Manchester. Not far enough down the purchasing route to start getting contractors in just yet - will be exciting when I (hopefully) can!

I would echo pretty much all the above, which highlights numerous issues. There is no disputing the benefit of a senior architect where money is no object, and you are in a position to appoint them to make regular site visits. Unfortunately, this is not always the case, and the initial design intent is lost, resulting in decisions being made by the builder that jeopardise the overall result. Approaching a builder as the first point of contact carries considerable risks. As stated previously, they will tweak the budget to suit the figure you disclose at the quoting stage, and strive to maximise profit - during the build by using cheaper products (typically promotion at builders merchants, e.g. flooring). Design and build companies often tend to be a general builder who has a relationship with a architectural technician who will draw up plans to suit the builder ... facilitating the project being completed in the quickest time, with the greatest profit. This will typically be achieved using bog standard products available at builders merchants. This may suit many, but perhaps the fact that you are even on this site suggests you maybe after something a little bit more special. The immediate example that springs to mind are doors/windows and kitchens; items that can be sourced at builders merchants, but by up-speccing slightly to independent sources will greatly enhance the finished result I am a great believer that you do not require too many 'wow factors' in a space. Everyone's aspirations will differ, but common themes include maximising natural light and improving the flow. A good designer/architect will prise out what is important to the client, ensure these needs are addressed, and introduce elements the client wasn't expecting, e.g. lighting, storage. BEWARE! Some designers/architects may have aspirations to achieve awards, experiment with emerging products, or simply specify high-end products for every item, which may stray from the initial brief and completely break the budget. I would suggest a young architectural practice may be most suitable for your project. The chances are they would be not only more cost-effective, but the designs more cost-sensitive (possibly having recent experience on their own properties). They would possibly be particularly keen to ensure the design intent is not lost by making more regular site visits to ensure they have high-quality projects as they build their portfolio. Thank you so much Jonathan for taking the time to draw your ideas. Sorry I couldn't get back to you before, I worked double shift yesterday. I really like the way you envisage the upstairs; moving the utility up a floor makes sense to me although my other half might need persuading. If we went with a utility area (as opposed to a room) we could add a window above the washer & dryer to bring in some light. Otherwise the upstairs landing would be very dark with no natural light. Have to say I do like this layout. Great to see your thoughts on the downstairs too. Moving the kitchen to the front of the house is sth we haven't given much thought to - I suppose we'd prefer to keep it at the back and link to garden - but it definitely good to get your perspective. How would you like Professional Garden Designers to work?

Typically a garden designer will be creating the design, helping with the setting out of the plan and overseeing the project. Working in the same manner as an architect might work. You wouldn't expect to find an architect laying the bricks for a house they had designed.... If I was building every garden I design myself then I would only be able to work on half a dozen gardens a year. I have built many gardens which I designed but there are other professionals who are faster and better at laying slabs, erecting pergolas etc. There is far more to know about design than most people imagine. If you are going to pay for a design service you don't really want a jack of all trades, do you? Having said that garden designers are often very passionate about the spaces they are creating, so they may choose to get involved in certain aspects of the build, usually the planting. It is not unreasonable perhaps to expect your garden designer to be a good gardener. With a garden build there may be specialist areas. An obvious thing is that an electrician will be getting the lighting installed but certain surfaces or timber work might be best done by a company who specialises in it (like say polished concrete). On a house build the people doing the roof are trained in roofing and that is probably all that they do. With gardens there does tend to be a view that somebody should be doing everything, but I don't think that there is much reasoning to that. Clients do tend to favor design and build companies, however sometimes this can mean being subject to some bias. Some design and build companies have particular deals with suppliers and always use the same materials or products in their projects. That's OK if the client is aware of this but maybe they would have liked or enjoyed some other element in the garden if the money had not gone on that? Neither the design nor the building of gardens is a regulated industry in the UK so I would say that it is best to go and see a project that any professional you are planning to work with has done. It is very mixed industry with people in all areas of it sometimes being self-taught and other times having lots of paperwork - either of them could be more masterful than the other, the only way to know is to look.

Hello Sophocles,

Could you provide some photographs of the house externally so we can date it please?

What part of the country are you moving to?

In particular interested if the roof is trussed or hand cut.

Can you please indicate the direction of the floor / ceiling joists on the plans?

You propose removal of the partition wall on the ground floor but the existing bathroom wall on the first floor shown to be removed appears to be partially sitting on it. Could some or all of this wall be load bearing?

There is no access door into the first floor bathroom.

The ground floor wall with the word up next to it could be removed and a door shown into the kitchen diner living room.
