Overboarding asbestos Artex

We have a few Asbestos Artex ceilings which we want smoothing as they're cracking, we had a quote from a plasterer and they said we'd need to overboard because the cracks will come through if skimmed. I'm just concerned about drilling into the Artex when putting up the plasterboard or finding the joists, is this safe to do?

You should get specialist advice on how to deal with Asbestos safely in your home. If you have cracking in a material that you know to contain Asbestos, then you have potentially unsafe dust and particles in the atmosphere.

As above, do not undertake any work on areas with known asbestos. You need to contact a specialist licensed contractor for advice and safe removal. If disturbed, it will release tiny fibres into the air. These get trapped in your lungs and can cause serious diseases. They may not show for a number of years but the fibres will stay in your lungs for life and cause damage.

I've finally had it done, all, painted and downlights fitted! The difference is amazing, obviously it looks far better but also the additional lighting which I have now included with warm white bulbs makes a huge difference - all surfaces look brighter and larger and the whole house looks much more modern. £1630 very well spent. I had 4 rooms done in total. Pics before and after are not that exciting as it's hard to make a ceiling look interesting, but here they are anyway!

Anything pre 90s may have asbestos in, so I'd get it tested first before messing around with it, as once it's airborne it can seriously damage your health. As for whether the product works I've no idea I'm afraid, but it will be very messy. Some wallpaper steamers also claim to remove Artex by softening the peaks so if yours dont contain asbestos then its probably worth trying that first. All our ceilings are artex which stupidly I didn't realise when we bought the house and we were told it would be cheaper to get plasterboard put over it than remove but then this also reduces the ceiling height and we don't have high ceilings to begin with apart from at the very top of the stairs. hi Beth, asbestos is dangerous when the individual fibres are released and breathed in. the presence of asbestos within the artex is only a problem when fixing and altering the rooms. I personally would have it removed, but that can be costly. you can fill and decorate without rubbing down, but you will probably get crack reoccurring. alternatively skim over the ceiling and decorate as that will give you a good base for decorating and avoid the worry of the asbestos. it can limit what you can do in terms of adding lighting and other improvements to the house as well as adding to costs going forwards as you will have to tread carefully around any holes being formed in the ceiling for lights etc. best Rowland

hi, the best solution and course of action i's to have the artex removed from the plaster board. if you remove it now it will cost you less than it will in the future. at the moment artex is not classified as a highly dangerous and does not have to be notified for removal. this means the level of removal cost its not as high as for other classification if asbestos removal. in the future the removal will become more expensive as the classification will be increased resulting in the removal only being carried out by licensed contractors with more specialised equipment and setup. make sure the company is competent and have a test carried out on completion to ensure no fibres remain before occupying the space. it should cost between 25-40 per sq m for removal. plus the costs for plastering. best Rowland

Some artex has tiny amount of white asbestos in it. White doesn’t stay in your body, your body spits it out. Blue and brown are the dangerous ones. White is the least dangerous type. Read up about it. Over boarding is fine. Any dust will be trapped between the new plasterboard and the old ceiling when you screw the new boards to the ceiling. Its called encasement and is safe.
