Ideas to improve layout

I love open plan living and the current house I’m purchasing is under construction so time to make changes. I will never park a car in the garage so an option is to make this smaller, also thinking of removing the wall from lounge and kitchen. Ideas anyone!

Great idea! You could ask your builder to build the wall where I’ve indicated in red and go completely open plan at the back. You can get some really quiet washing machines now, or just do the washing in the evening while you’re in your front lounge! Or, if you could live with an even smaller garage, your builder could add a partition wall to give you a small utility space. X

Just a couple of thoughts: If you recessed the side door there will be no confusion about which door is the front door. If your utility room was wider and less deep it would intrude less into the kitchen area and your island could be closer to the sink leaving more room for a dining area. Personally I would rethink the layout of the main bedroom: think about the window that will have the best view, where you want the bed and the size of the ensuite. It seems that the bedroom is huge but the second bedroom has a better ensuite - personally I would have a bigger square ensuite and square dressing room across the front and perhaps a vaulted ceiling in the bedroom.

They do have walls on both sides.. I wouldn't make the door into the kitchen any narrower than you have to.. I think that 800mm is standard for a door, and carrying in bags etc, it'll be awkward, or if anyone's ever in a wheelchair or on crutches etc.. I'd thought you could put units or larder units in like this.. or rotated 90 degrees potentially (depending on fixings) so you still painted extra storage space in the kitchen. If you are thinking you may wanna knock through to the dining room in the future, maybe tall units with fridge/freezer would be better on the utility side and having lower units on the dining room side so less needs to be changed in the kitchen if you do knock through?

One option is to put on a two storey extension (because a loft conversion would lose a bedroom for the stairs). I think I would turn the garage into a utility/bootroom and then get an army surplus shed for the garden.

Hi I'm new to houzz We are moving into this lovely house soon hopefully (heart not head purchase) and are trying to work out if we can of move the kitchen into the Living Room to make a Kitchen Diner, and then using the current kitchen as a utility room and office space with big window. We have got a bit stuck on how to create a good flow through the house to the garden and make it work with the chimney breasts etc. I'd love for it to be connected to the patio and garden but the large windows have a low radiator underneath in the living room and there are steps going down to the cellar on the other side of them. This is the Living room currently inside (outside below) Any advice / ideas would be appreciated. (We don't have a huge budget so want to avoid huge structural work where possible) For a later project, we also need ideas on how to make better use of the 'turret' space - currently, it is a bit of a wasted feature in our opinion and the bathrooms are a bit crammed in. We are currently in a 1960's open plan semi which has patio doors out onto the garden (probably the only part of the house we like)

Hi. I love the red line.... you could put your utility on that wall. Where the existing utility is could be the snug area. I wouldn't move the lounge wall. It nice to have a separate room, especially when the kids get older and they have their friends over!

I’d suggest similar to Jane - access the laundry through the under-stairs area, so you aren’t dropping laundry all through the kitchen family area !
