Victorian flat renovation

Help and advice with this flat layout please! I don't like the position of the bathroom having to walk through the kitchen. Suggestions welcome.

Just playing with it, I would like a flat that worked. I might not have some of the planning to scale quite, but it has a better feel to it I think. Obviously it might be too costly, raise some technical/lease issues or lose too much area with the corridor but ha ho. Should have rotated before uploading but Houzz is so clunky.

I do agree with you, it does look weird having the bathroom in the kitchen. You can take that wall out of the kitchen and make the kitchen big. I like the idea of moving the kitchen into the bedroom. But I think it would be a mistake to split up the shower and toilet. It looks like there is room to have a wet room off at the back of your bedroom (with some clever storage), which would save you the expense of moving the plumbing/waste pipe. In general people don't like toilets coming off living spaces. If you do want a bathroom separate from your bedroom for guests I would go with Jonathan's idea (which is the best use of space imo but more expensive). Good luck!

The results may not be to everyone's aesthetic sensibilities and nor should they be, as your home should be subjective and, at times, idiosyncratic, which cannot a bad thing.

To bring the light into the middle bedroom create a very small courtyard with glass doors leading from the bedroom. plant a small tree, climbing plant or a flowering bush in the ground or a pot. it is south-west facing meaning there will be light coming into that light well all day.

Hi Yvona I think the 3rd option works best. However, I would suggest that you consider the following. 1 the gap between the kitchen units and island, this could be reduce to give you move living room space. 2 a larger combined bathroom & shower with a wc under the stair. This option will reduce your storage space, but give you a nice bathroom. You could also introduce an additional door access into the middle bedroom too. 3 option to introduce one large bifold and one door to the external garden wall. Hope these helps Regards

Unfortunately the only thing you could do without major expenditure is create a corridor between the living room and the bathroom - just about possible but it would leave a very small kitchen area - 2.74m x 1.87m . You would have an area in the centre of around 600mm. You need 750mm for the doorway. Your bathroom door would need to be moved which, on the plus side, would give you more usable kitchen space.

You could put the kitchen and bathroom on the other side where the bedroom is currently, making a new doorway from the living room, and knock the kitchen and bathroom into one to make a new bedroom. It would be a better layout but major surgery.

If it were possible with plumbing, I would cut out some of the living room (which is fairly big) & put the bathroom in the top left of that room - doorway either from bedroom or if you prefer directly opposite the door into the living room. The existing bathroom could then become a dining area. In most houses though the kitchen and bathroom are together precisely because that’s where all the plumbing is, so you’d need to work out that to know how much it might cost!

I think this does really all hung on the plumping.. do you know what is possible with this?

What floor are you on and do you know where the drains run?

I agree with Zoe above, it is actually possible, I would add a bathroom into the living room space and create a kitchen diner in the now kitchen/bathroom space. This makes more sense from an access point of view from the bedroom to the bathroom and keeps some distance between the bathroom and kitchen (which is preferred these days) plus gives you a space to spend time that isn't the living room - leaving this free for lounging :)

The easiest I think so not changing plumbing much is to switch around have the bathroom first with a corridor, then the kitchen. Or have a bathroom built from the lounge area on the side of the kitchen and make a nice dining kitchen.

Juliet, I am not a professional... but I don’t like bathrooms that are off kitchens. No matter what it never feels right! You have a lovely size living room. Why not create a open plan kitchen/living room. Your existing kitchen could be a spare bedroom/ dining room or study.
