Downstairs Extension/ second bathroom help!

We desperately need help in deciding how to best reconfigure the layout of our house.

Our current dated conservatory is a lovely space but is obviously too hot/ too cold for much of the year so we would like to replace it. We also want to add a small utility room to our kitchen then possibly use some of the dining area for kitchen units/ an island. We could then put our dining table into the extension replacing the conservatory and hopefully open it out in between. We have a good sized garden so could extend the conservatory further out potentially if needed.

We also want to add a second bathroom somewhere and can’t see anywhere feasible other than enlarging the current loft extension (bedroom 5) and placing one up there. We are not keen to loose a bedroom with 3 kids and need for one bedroom to be used as a study.

Any suggestions greatly appreciated!

Hello,

As option 1 have you ever thought about creating the 2nd bathroom on the ground floor? If the wall between the toilet and the kitchen isn`t load bearing you could break through the wall and create a bathroom + a laundry next to it. In this case the kitchen would move to the back of the house as you mentioned, and the existing dining area will be the new kitchen with an island.

Great idea to cut an opening between the dining and conservatory and to use that space as the new dining room.

Option 2: In case you don`t want the second bathroom downstairs, maybe you can sacrifice a part of the loft area on the 2nd floor and create there an en-suite. Of course, this depends on the angle of the roof and the inner height of the room. The wall between the sleeping area and the new bathroom can be a partial wall (1,2-1,4 meter high), or a frosted glass panel or any room divider.

If you make the current bathroom smaller (into just a bathroom or just a shower room) then I’m sure you could make another bathroom out of that extra space from the bathroom plus the cupboards in bedroom 1 and the cupboard on the landing. The entrance into that bathroom could be through what are now the landing cupboard doors. You might need to make bedroom 1 a bit narrower as well and there would be a little corridor into bedroom 1 as a result but I think it might work if you didn’t want one on the ground floor as suggested above (and would prefer not to have an en suite). You might even be able to split the windows so each bathroom has one.

Hi Keswing, I'm not sure if this is helpful but we went through a similar (ish) process about 6 months ago and I found it all very confusing at the start as to what I needed from who and in what order! What I learnt from it was... We already had a very good idea of what we wanted (we got an interior designer / concept planner on board right at the start- highly recommended), so just used a local recommendation of an architect to do our basic drawings - we needed these for building regs and also to give to the builder so we had something to base the 'contract on'. We paid £500 for these drawings only. (For comparison we had architect quote for nearly £2k from a chartered firm) We also needed structural calculations for building regs and to give to the builders alongside the architects drawings. The builders needed the structural calcs so they knew what size steels etc to buy / install / quote against. This was £900 just on a separate structural engineer. It's worth noting our calcs were reasonably complicated and involved a site visit; had he been able to do them from the architect's drawings alone (quite often this is possible) then it would only have been £300. It then cost us £400 for all of our buildings regs submissions / certificates on top of the above. It's worth finding out from your two different quotes what they both will and won't include; Will either / both then require separate calculations from a structural engineer and therefore additional costs or is that already included in the quote with the architectural technologist? Does either quote include building regs and / or planning submission? Hopefully then you'll know that you're comparing the two quotes like for like and can also know how much of your budget is going to be allocated to fees. Hope this helps and good luck! Claire

Front hallway- I say save your money leave it up. Cost of removal is minor but you will likely have to move radiators and electrics and make good plasterwork and coving- I say protect another £1500 profit. Present the larger back reception as a living room and present the front reception as the dining room. Given that the bathroom is likely to go upstairs make the downstairs bathroom into a room to access the garden- I would present the kitchen as a kitchen/breakfast room with doors to see the garden as being able to see from the front door to the back garden should pay dividend.

Definitely put the shower room on the left. Because:- The shower room is a smaller intrusion into the traffic flow through to the kitchen than the living area is. The middle of the house only benefits from a modest window which should not be given to a shower room that only gets occasional use when a main reception would have to do without. The reception has more privacy from the front door when situated on the right. The shower room on the left can easier be used by upstairs bedrooms if it is closer to the base of the stairs and users wont have to go past two reception spaces to use the extra wc. Assuming you choose one type of flooring for the reception room and another for the hall and shower room- the shower room on the left offers more continuity of flooring. The left hand side is almost certainly under the main bathroom and soil pipe which offers some cost efficiencies.

We kept a narrow path (680mm min at drainpipe, 750-800 elsewhere) and it proved more useful than imagined as the back garden needed a lot of work post renovation (clearing unreusable building waste and barrowing in compost and plants). I think you could benefit from a super skinny side extension keeping a path but as you've flagged, the costs might not add up. Also, looking at where your bathroom is, I'd want to check where the drains run beforehand as I suspect it'd be expensive if they're where your foundations would go. Here's my suggestion anyway! To the left of the front door would be a small open area with a door to a cloakroom which sits alongside the stairs. My friend has just done that, and having two directions of travel from the front door makes the house feel much grander. The cloakroom would be narrow but I think Karen's right that 700 would be adequate plus you could put a standard lintel in the wall adjoining the stairs and take back what was the external wall to create extra width for the sink. The utility becomes just a laundry room, but serves the key purpose of getting the noisy washing machine out of the open plan room, and could have a door if you want to keep your bins on the path. Run the foundations straight as no reason to dogleg. I'd second Jonathan's idea of moving the kitchen to the centre. I'd add a clerestory window to the side by the corner dining area.

Thanks for these great suggestions. I really appreciate these ideas and examples of layouts. We probably would be keener to keep the bathroom upstairs but I think the layouts suggested if we did put one downstairs are great. I would love a laundry room!
We have thought about using the existing airing cupboard/ cupboard in bedroom 1 and the attic. Both do have a few issues e.g. water tank and then sloping ceilings in the loft which would be better if we extended the loft with a dormer.
