Advice: Moving hot water cylinder & moving/replacing stairs

We're in the process of buying our first house (late 19th-century semi-detached). There a two major things we want to do:

1. Move the stairs to the attic - they come up into the middle of the room, meaning that we lose valuable space. Also, there are some slanting issues in the floor, which our surveyor says will be rectified if we put new stairs with the head at the highest level of the attic floor - the spiral staircase should help with this.

To do this, I think we should make the bathroom smaller - using the space where the shower currently is, to be where the new stairs would be.

2. Move the hot water cylinder - at the moment the cylinder takes up a lot of room in the bathroom. If we move the stairs, this will then leave some space in the hall which I think would make a good airing cupboard. The cylinder is relatively new with factory fitted insulation and in good condition, therefore it might be most cost-efficient to keep and just move.

Any advice would be most welcome!

This isn't intending to make much change up stairs. I would suggest (1) adding a wood and brick porch (2) move the kitchen to the back, creating a n open kitchen family space and put a formal living/ reception space at the front (3) depending on the ceiling height moving stairs on the side just after the toilet will make a mini u shape, which means the stairs will start with a landing by the end of the toilet and you might end up loosing what seems to be a master bathroom cause of the stairs height restriction ( someone will needd to visit the house and take measurements to get a full picture). The best option will be to have an extension of a minimum 1.5m; this will allow you to move the master to the back of the house with ensuite on the wall udjucent to the stairs. Another option you might want to consider is removing the downstairs toilet, put stairs about two metres or so from the front door and then put the toilet under the stairs. this will allow you to have the whole left side of the house to do whatever you want to do with. Ah.... now I see the house I can see it is stands really well and you don't want to mess that up. I will take another look later. In the meantime you should be looking for a local architect who has experience of and relationships with the local planners as I can imagine planners being reluctant to allow you to build forward. Your barn room may well need some strengthening but seems like the obvious direction to extend. In my opinion the trick is to get a house with some generous rooms rather than adding to the square footage with more rooms. Lovely house btw

Moving a boiler location is expensive so only do it if you have to. The kitchen is not the only location- it could go in an attached garage, cellar, loft etc etc. A combination boiler heats water as you need it. An electric shower heats water as you need it so there may be no difference. Often boilers are more powerful than your shower but there are higher powered electric showers- to know if the boiler option is going to be better you need your plumber to investigate your water pressure and flow rate. It may be that your mains supply is poor in which case you need to investigate mains pumps or a conventional boiler where your hot water is stored in a tank until you need it.

Thanks Lizzie that looks great. I have to say though I need to be convinced on the orangery type of extension as our last house and this one has a got a conservatory and our previous one had one too and I'm not a big fan (the usual too hot in summer, too cold in winter, too much glazing etc! I can understand it's better but would be concerned about having the same type of issues - presume yours is ok? Man about the house - thanks for those drawings. Interesting you have done a seperate utility room - was hoping with all the extra wall space to have them down the side. Is there still a preference to have a seperate utility room? Maybe I need to go bigger!
