Dilemma with floor plan / renovation / design ideas - Please help
Comments (15)Hi Dalida! Yes, your flat needs a renovation, specially in the bathroom and kitchen. The wooden floor looks nice. Before starting the redising, it will be necessary you make a 'wishlist'. I would recommend a bigger kitchen . Have you considered having only 1 bigger bathroom? How many peple wil be living in the flat? How many bedrooms do you need? Is the kitchen entrance as nice as the main one ? Would you consider turning the kitchen entrance onto de main entrance to the flat? Then you'd be able to enter to the kitchen space ( it can be an attractive open-plan design - look at this one we fitted in a small apartment) Imagine that where the mirror is, is where your window is. If you turn this entrance onto the 'main one', you'll be able to have a big bedroom on the other side of the flat ( where the main entrance). You can keep the entrance and use it, but not for guest ( not nice to have visitors entering through your bedroom). As you can see there're a lot of options to discuss. I would recommend you to contact a profesional that helps you with the process, because if you meet him/her you can design together a really nice flat. Which style do you prefer? Would it be posible to change the position of the gas boiler? How much storage space do you need? For the new bathroom I would recomend to have storage space, and a large mirror will help to make the space feel bigger. As you can see, there're a lot of questions and lots of decissitions to take. Don't hesitate contacting a profesional to help you in the process it will sabe you money and headaches! Comments (22)This is def looking like more than £150k. £200k is more conservative estkmate. Be careful re: planning laws, you are often able to extend up to 50% more (volume) but you have to take into account existing extensions. So I think workshop in garden would focus the extension on areas you need within the house and not use up % of floor plan unnecessarily. Larger single storey (with velux), smaller extension upstairs would allow light downstairs and prob be more acceptable to neighbours and planning. Moving bathroom is expensive but if you keep kitchen, utility, soil pipe to one side it will create efficiencies. There is a wish list and then practicalities from planning permission and budget perspective which will need professional input. Comments (71)Hi Everyone, I hope you are doing well wherever you are but I bet everyone's busy at this time of the year. I have been a busy bee myself and learned how to use Homestyler but I must say it's a painful and slow process. I have been obsessed with the floor plan of the small flat for the past week as the time has come to finalize it with the new team. We'll be around 2 months behind the plan which is fine. So I made the decision to not have a loft in the small flat because the floorplan I chose seems to work well with loads of storage. Please excuse some of the furniture such as the kitchen and the colour of the large cabinet, they will be white but Homestyler is quite limited so I had to chose from whatever they had in store. Let me know what you think of the floor plan please. I'm happy with it so far. I'll send you links to short panoramic videos Honestlyler created which was a godsend as that'd exactly what I wanted to see, at least approximately how my flat would look like. Comments (29)I have a probably unpopular suggestion... unless you're happy with an end design.. could you either do it in stages (I appreciate living in a building site is Never ideal) So knock out the chimneys and open up the space, but not pull out the kitchen etc. Give you a bit of time to see the space and be able to move your sofa/dining table around to try and work out what would work best in reality? Or postpone the project slightly to give yourselves the time to finalise a layout you're truly happy with +/- using OnePlan? I agree tho, realistically with that layout its stools or the sofa! Also I wondered whether the outside store space off the lean to, could be made accessible from the hallway? And then could that be the utility cupboard? Then you could use that bottom bit in your kitchen for tall units/larder cupboard/pantry/FF etc...See MoreFM Lorenzo

3 years agolast modified: 3 years agoFor me the snug would be too snug. I think that all the dimensions in your plans, although they are necessary, are making it difficult for us to get a good idea of the proposed layout.
However, I think you could perhaps keep the kitchen where it is, open it up to the dining room and living area. What would you think of this? Nice and spacious.

3 years agoHi, have you thought about having the snug next to the stairs? You can keep the kitchen where it is, like Carolina suggests, open up the kitchen to the rest of the living space.
