Hi,

We are struggling to decide how to layout our home office in a property we have just bought (layout below).

Few options I have thought of below. Your input would be really appreciated, I like option 3 however not sure how practical it is with a lot of cables.

Option 1 (large table top below window and wall, face wall).

Option 2 (large table top along wall, face wall.

Option 3 (L shaped desk facing outward towards door and able to look out window but not directly)

Looking forward to hearing your ideas.

is This for one or two people?

I might do the L shape but against the left hand wall so you don’t have the glare from the window but are also facing the doo

Hi Andy, congratulations on buying your new property! I'm currently re-modelling my own home office so I know it's tricky choosing the right layout.

One thing I have found that eliminates an option for me is that my room is west facing. This means the light comes through the window at a low angle and is at its brightest in the afternoon. This makes it difficult to see my screen when my desk is placed in the path of the sun. I could draw the blinds, but I like having sunlight in the room (just not on my screen) and I like looking out the window.

This may not be an issue for you but it's worth considering when deciding on the layout.

Also consider where the plug sockets are, having an easy path to the sockets means it's easier to conceal the wires.

Are you having a bespoke desk made? If so, some sort of concealment for the wires can be made to give a clean finish.

Thank you for your help. I was thinking of putting a large bookcase on wall that backs onto utility room but I want to get the desk location right first. I just need plenty of storage and enough space to work on a laptop. I would like the room to double up as a nice reading room too I think. I was hoping to have it as an office and craft room but it's just not big enough for crafting in I don't think, and my husband likes the idea of it also being a reading room too.

Good Morning James, That window ledge is a great height to see out at a desk, I'm guessing you planned this! Layout optimisation: I agree with that desk position being the best possible option. When working in this position you feel in full command of the space with a view to any onlookers or approachers. You will feel in an open space due to the window. I suggest placing a row of foliage outside this window e.g. grasses or ferns (something that grows to around 200-300mm above the window and and survives well there). The idea here is to make you feel like you have a bit of privacy whilst working amongst the nature and the height difference of your desk above the window will be softened. The desk can be moved to the other window when the bed is down if the desk is fairly shallow in depth for good circulation (around 500mm or less) and light and easy to move. This will then double up as a dressing table. The fact that the desk faces north- west is perfect for good working light (south would not be as comfortable) It will be nice to centre the desk on the window, it does not need to go right into the corner and this can all be played around with. If you require more advice such as lighting, colour, acoustics, accessories etc. We offer services from an advice line to full VIP service. Generally a Grade II listing means you can’t change the look of the front of the property and I think we can all agree with the value of protecting the quality of a beautiful streetscape. Where the system falls down is that enforcement of the guidelines varies by individual and some will insist on an inflexible obstructive approach and others will be competent. When I had an apartment in a Grade II building I wanted to replace a 1960s picture window at the back of the house with a sash style window. Most of us would assume this would be rubber stamped with some guidelines for implementation but the moron I got protected the 1960s window. So you should have a chat with your local planning office about what will be allowed. I bet that they would be ok about moving the kitchen as long as you don’t change the window or reduce its attractiveness by putting cabinets in front of the window. Any kitchen has to have ventilation they will no doubt stipulate where this must go and you will no doubt have to plumb into the existing bathroom waste. You might struggle to get agreement to knock an aperture between the two front rooms - the argument being that potentially it changes what can be seen from the road.

Hi Andy, I have drawn up a layout you may consider. It involves flipping the door so that it opens into the room to work with the flow of my suggested layout that includes a relaxed reading corner, I like to bring some comfort to an office space just to step away from your desk/screen usually helps productivity. I hope it helps spark more solutions to your design dilemma.

@minnie101 - I think you mean as Shauni has depicted above?

@R.A Interiors - good point, something I would not have thought of. We are south facing

@Shauni - I really like this layout, I think I am almost sold on this

I realised the floorplan wasn't very detailed so updated plan is below. The only comments I have on the layout idea is the wall has a small as shown in the below picture, however if a worktop was custom made I guess it wouldn't matter.

Also the windows are only 79cm off the floor, this means the desk would have to be a) above the window sill (would this look strange?) or b) be very low, I am not sure desk chairs would sink that low and it may feel strange being so close to the floor. Any ideas?
