Thinking through remodelled kitchen

Hello - can anyone help me think through how to use this kitchen space, and whether or not we need to extend it out? I like where the sink is, but head exploding trying to achieve kitchen area (island?), dining area (8-ish people?) and snug??? Send help!!!! X

You don’t give the measurements but could you use part of the garage?

My friend has a house which sounds a simular layout to yours. When you walk in the front door you have the lounge door to the right and stairs and kitchen door directly ahead. She extended the back of the house behind the kitchen and dinning room about 4m, knocked the kitchen and dinning room together and put a wall up between the old dinning room and lounge. She now has a wonderful big sociable kitchen dinner. She has French doors one end (where the original dinner was) with the dinning table in front of them. It's a lovely space with room for a breakfast bar and a 2 seater sofa near the dinning table which backs up to the wall which now divides the lounge. I personally think double doors would have been good to separate the lounge and kitchen but that's because I like the idea of being able to have the whole space open when entertaining, obviously down to personal choice. I don't know if you have a garage but she divided her garage and put a utility room at the back of the garage and the front of the garage is used for storage. She also has another extension off the back of the garage about 6m which gives room for a WC and a kids playroom and she has a door off of that room leading to the garden. It's great as the kids can go from their playroom to the garden without going through the kitchen.

I think because you have access via the Utility if it were me I'd go for the option without a corridor. You can take visitors straight into the lounge, but get direct access via the back door. Also, as you say it will give you a much bigger 4th Bed and Utility. It's not a massive detour for the family for a cuppa either. The only negative about it, is how far you will have to take your laundry basket to get into the utility. That might be an issue if you're having to take baskets backwards and forwards through the house all weekend? One of the space planners on here might be able to suggest other options though.

Hi Catherine, Difficult to advise without seeing a picture of the room. Be careful of natural slate, its quite a soft material and will mark. Some slates are better than others so be careful who supplies.. Kirkstone supply a superb slate......http://www.kirkstone.com Avoid ceramic if you can, its a thin coat of glaze over a pot tile. Chips easily. Porcelain is a superb material, can look modern so if its a traditional interior it may not go. If its modern / contemporary think about using a fully vitrified porcelain. Very flat, has as nails and will take just about any amount of wear and tear. You can buy this in large slabs in a variety of finishes. Most tile suppliers stock this. Word of warning with any ceramic / porcelain tiles. if your on a concrete floor happy days. If your on a timber floor you should invest in adding strengthening beams in to stop any flexing and ask the tiler to include an anti crack matting. The slightest movement on the floor will crack the tile so the floor has to be rigid.. I don't personally like vinyls, if you go down this road the only one on the market that I would recommend is Amtico.. Sorry if thats a bit vague, hope it helps. Martin: www.angel-martin.com

Hi Mary, Not sure how this layout cam about but it's a strange one. I would love to see pictures of all those doors in the middle! If the other rooms have already been refurbished and you don't want to do anything with them... So to try and fix the remaining part of the house. I would demolish the current bathroom and bring it to the front of the "corridor". Behind that I would use the remaining part of the "corridor" as a utility/laundry room. I would also, at least fix the door to the under stair cupboard. Finally I would square of the kitchen with a small extension and open it up to the garden with bi fold doors and french doors on your dining room. The result would be a much more spacious kitchen with island and seating as well as lots of storage compared to your current kitchen, and a great indoor/outdoor dining space via your dining room. You would also have a dedicated laundry room and a bathroom where you don't need to walk through a kitchen to get to it! If, however, you would like to consider a bigger project then, in addition to the above, I would recommend getting rid of the strange door arrangement in the middle of the house by combing the kitchen and dining room to create a large open plan space. Having a architect or designer onboard is not expensive but can in fact save you from making costly mistakes and having to redo work!

My first thought was knock through to the garage, if it’s not in use. It would create a fab area and may well be cheaper than extending.
