Removing walls between kitchen and lounge in timber frame house

Hi everyone,

We want to take down the wall(blue line) between the kitchen and lounge to make more space. I checked with previous owner, he mentioned this is non-loading bearing wall and I could remove it without support beam. However, as shown on the right piture, on the first floor there is another wall stand right on top of it. I am not sure if the wall bettwen kitchen and lounge is loading bearing or not. Any suggestion will be greatly appreciated. Thanks

If what you want to achieve is a hallway with the wow factor, why not just redecorate the hall? If you remove the wall you are going to substantially reduce the functionality of a family home, lose space for coats etc, the understairs cupboard will become impractical to access, the radiator will have to me moved, you will know everytime someone comes in or out of the house because they have to go through the sitting room. But that is a thought. How old are your kids? If they are getting to the age of having boyfriends / girlfriends it might be a good idea to stop them sneeking up the stairs with their new 'friend'. Get rid of the wall and stop the illicit sleepovers!

Hi Andrea, How exciting, congratulations. A couple of comments I would make. There is a lot of seating/eating in the kitchen! Do you really need a bistro table, dining table and island? I think the dining table is a must but the snacky casual seating I think either/or! Also as a guest, I hate toilets with two doors! I always think I'm going to forget to lock or unlock them both! I like the concept of the large utility room and I can't quite read all the words on there but can the toilet perhaps stay in its current location (saving ££) and make the kitchen and utility room one space with a new backdoor elsewhere or by shortening the existing toilet wall? Hi! I studied architecture in Edinburgh! If this is not your longterm home and ensuring return on investment is important to you then I recommend getting some sketch designs and talking them through with local estate agents who are familiar with the local housing market. You could show them a couple of options and get their opinion on which is likely to get the higher resale value, or which is likely to sell quickest - sometimes you don't get a lot more money but it's a configuration that is more sought after so it sells faster, which can also be a benefit when you come to sell. Most of the work I do is creating more open plan living, this is the general trend and has been for the last 20 years or so. I redesigned my Edinburgh flat to have an open plan kitchen dining lounge and it sold for the highest price achieved in that tenement or that street, though I did get lucky selling at the height of a market bubble at the time. Thanks Marina! I'm just not a fan of any modern fireplaces...sorry. I agree that the best place for the TV will likely be on that wall but would it look okay to one side maybe? I prefer paintings /mirrors as a feature rather than TV but as it's quite large it may be tricky. I have got the furniture already and the cupboard opens into the lounge which limits me slightly. I'd had similiar ideas for the layout and your professional looking drawing reassures me, thanks! I'll more than likely be having an electric fireplace, Sarah, yes 😊
