Living room off kitchen

Our architect has given us 2 design options...one has the living room down a corridor and narrower kitchen/diner (around 4.4m wide). The other plan has a door to the living room directly off the kitchen, however entry is in the middle of the units. This increases the kitchen diner width by around 1m. We already have a sofa area in the kitchen and there are great views out the back, which can be seen from the island in the smaller kitchen, but people would have their back to this sat at the island in the bigger kitchen. Looking for pros and cons for each option. Thanks!

900mm between island and perimeter kitchen isn’t generally enough space when the sink and cooker are opposite each other (and putting stools behind the cooker is a recipe for splash burns )
Using that 900mm walkway as a main route to a lounge, though a busy kitchen....??? not something that I would have ever suggested... but I guess we are all different and have different ideas on what is ok and what’s not. But I would suggest you let you kitchen be a kitchen and not a walkway and you allow a bit more space between the island and perimeter kitchen and chose a table that’s slender - and maybe ditch the idea of a breakfast bar .

Oh just seen the walk through one is 1000 not 900. Still not enough space in my honest opinion.

Ok. Where do you enter? And where is the bathroom? Bedroom is upstairs? Fireplace will be used as such? Is the space next to the sitting room a hallway? Where could the soil pipe go?

Closing off the open plan living space between the living room and space dining space. We're not a fan of open living. It's drafty and noisy. Trying to plan the best solution for a door placement between living room and dining room that flows but doesn't compromise space and view between rooms (small children).All advice and opinions are welcome

It’s not a big house and I suspect that if you try to increase the number of rental bedrooms you only invite the student market which may not be your intention. You need to make the decision on your local market- I suspect your research will tell you that either no change will increase the rental potential enough to justify the cost. Or you might conclude two bedrooms with a bathroom each is great for sharing professionals

I hadn't thought about trying to fit the seats into the bay window (Carolina's 2nd suggestion), that could work depending on the size of the seats. I'll have a think and see what might fit in with whatever sofa we're planning. Unfortunately, there's no ability to move the door into the room, it runs on the main supporting structure of the house and it's about 2 and a half feet thick. It's like the type of wall you'd expect at the Hohenwerfen Castle! (they're not all like this one, but that one's virtually impenetrable, the sturdy Hilti gun used to cut in additional power sockets during the re-wire was having a hell of a time getting through it, and that was just a couple of inches into the wall!!)

I second the separated hallway option too. This would be quite a thoroughfare and that would be so annoying when you're trying to cook especially with it having important bits like the sink. I may reconsider if this was a tall bank of storage and the hob and sink were both on the side wall and island.

You could make a corridor by using kitchen units to separate the walkway to the living room. Basically, the walkway option without a wall behind the units.

Thanks everyone! We're combining the 2 options as you suggested Covey kitchens and having the larger kitchen diner but with island rotated 90 degrees and increasing the space between island units
