House with only bathroom connected to a bedroom.

I bought a small two bedroom terraced house as an investment and it had been rented out to a long term tenant until they recently decided to move. I would like to renovate the house, however I want to try and sort a major issue with the house at the same time. The only bathroom is connected to one of the upstairs bedrooms. I would like to make it so people have access to the bathroom without going through a bedroom, otherwise I am restricted to renting it out to a couple or small family. I could build a bathroom in the larger bedroom, not as an en-suite, but like a shared bathroom so that if whoever rents the house never needs to walk through a bedroom to go to the bathroom. Has anyone ever tried to manage this issue in a small house? I have the layout of a same sized house on the same street, but they have added a bathroom, similar what I want to do. I do not have a third bedroom downstairs like in that layout and have left it as a living room plus diner. I am not sure if this new bathroom layout this makes the bedroom on the left too small. Anyone have any thoughts?

IMO leave the bedroom its original size. I would bring the kitchen into the living/dining as a kitchen/diner and turn the current kitchen into a utility with a toilet and shower. Put a new back door - or french windows, where the window in the living dining room is currently. So there is no need to take visitors upstairs, and the downstairs toilet isnt too far for the bedroom at the front. Also you will have most of the plumbing in place.

You should also check it’s worth spending the money. For instance if you spend £5000 on changes will you get a £100 a month more? (in which case 5 years to break even!)

Richtraff, I see you are located in the UK, yes? In my area of the US, realtors won't list a room as a bedroom unless it has a built in closet. If it only fits a free-standing wardrobe, it is listed as a den. I'm not sure whether this is a local quirk of our real estate market or whether it is a more widespread practice. But my point is that you probably need to consult a realtor in your area to see if there are any minimum requirements (size, closet, etc.) for listing a room as a bedroom when you sell, and also for advice about the pros and cons of a bigger bathroom vs bigger guest room when listing in your area.

jn267, on the "no TV" question: I haven't had one since the mid-'80s and rarely watched it then. News came from radio and in print. Now I get it online, but I still select articles and avoid videos. I've always preferred music over extraneous "talking noise" at home and have never used TV as background, as many of my friends seem to do. The fact that I'm the world's worst multi-tasker may have something to do with it, but I don't think I do anything more interesting than anyone else does.

Thanks for all the great ideas guys! Just had the builder to view the flat and here are some updates: builder said the soil pipe seems to be straight down, but could install a pump to flush it; although the estate agent said the pipe goes from external wall at the back of the flat. Not exactly sure who is correct. the budget is likely to go between 30k-35k. I also had a measure of the current bathroom dimension which is 1.67*2.13m. and the ceiling height is 2.56m. we'll probably change the bedroom wardrobe and free up some space as well...

Charlotte, from a buyer’s point of view, if the house has 3 bedrooms and a big bathroom, sounds better than a 3 bedroom house with a small bathroom. So we recommend you go for the big bathroom with a separate shower and bath. Bathrooms and kitchens are first thing a buyer notices and are definitely worth the investment. The kitchen idea is brilliant! That may actually solve the problem, you may be a lifesaver! m getting some builders to see the property this week so ill see what they say. I think it will be worth the money, as I can rent it out to two seperate people. The other houses on the same street with the same layout have rented quite well as a 3 bedroom house, but I don't like the idea of making it into a cramped 3 bed. Just don't think it would be that nice to live in.
