Moving staircase to improve access to bathroom

Hello,

I am in the process of buying a 2 bed Victorian terrace. The bathroom can only be accessed through one of the bedrooms currently. However if the stairs were moved the bathroom could be accessed via the corridor. Does anyone have any ideas on how much this costs? (I am in Bristol)

Have I overlooked anything? open to other ideas!

I worked on a design for a family a few years ago, who had put in a beautiful glass extension with a spiral staircase in the gap at the rear of their house ( next to kitchen and dining areas ) to open /land just infront of the bathroom ( in yours this would shave about 900mm off your bathroom) - but for them it meant easier access to bathroom and larger bedrooms and living areas ... might work for your place too ?

oooo so a two story extension effectively? sounds beautiful. I doubt I could afford this - I was budgeting £30k for a single storey extension to the kitchen and £6k to reverse the staircase. I wonder, do you have a v rough idea of what a double storey extension would cost? (in Bristol) as that does sound amazing - I know you cannot be exact - I can only extend the same length as the kitchen as the garden is pretty small at the back ..

You an normally turn the stairs 90 degrees and squeeze a bathroom in between the 2 main bedrooms whilst creating separate access to the third. Or consider a loft conversion.

I think the thing is, the only way of using up the least amount of room from the bedroom perspective is to have a shower room at the entrance, otherwise you have to have a hallway running further through. Like this:- It is a small shower room, and, as you say, not possible in that position. If you do it the other way then the bedroom just isn't big enough. I'd consult an estate agent to see what their views are on the value of two beds with luxury bath compared to three beds with downstairs bathroom. They often say, that the people that buy these houses accept that this is how they were built and are happy with the extra bedroom and live with the bathroom as is. If it's going to devalue it, then i think you'll have to live with it. On the up side, the room is quite large and I'd consider not giving all of it over to a bathroom, I has two windows, which is nice and I think you could have an extra bit of landing with a chair and more storage before you get to the bathroom. The only pipe you will struggle with is the shower outlet, as it's low down and should go under the floor. You could raise the tray, or amend the joists to accommodate / drill through them etc I think i would expect that a 2 bed with luxury bathroom would be the same as a 3 bed with less desirable accommodation. Also, if you have your bathroom upstairs, then you negate the need for one downstairs and can possibly improve on the downstairs facilities too, thus making improved access to the garden etc.............Seeing the whole house plan would be useful. What's the loft like?

Wow, thank you everyone for your extremely helpful advice and ideas. I had not appreciated the safety issue with the current layout as strongly, but you have swayed me. (Thanks Jonathan). First, as a few of you have asked, I’ve attached a photo with the bathroom dimensions. Hopefully this is legible! I like the shelf/utility cupboard idea, however I’m concerned that this would take away too much space for toilet/sink/shower area. Jules Mc, I think the toilet reconfiguration behind the pony wall is a brilliant idea. If we are unable to play around with the current levels, I think this is an ideal solution. Jonathan, thank you so much for these options. Unfortunately we have a wall protruding in front of the entrance to the bathroom, so I don’t think that there is room for a door to open outwards, or for stairs to be built outside. Man About the House, this is absolutely incredible! It maximises the space while still allowing for the fun/eccentric aspect of the elevated floor plan to remain. I would never have thought of this arrangement. Would raising the floors for most of the bathroom be a major added cost? I’m a bit nervous that the diagonal wall (currently next to toilet where staircase is underneath) would protrude too much into the walkway of the shower. But maybe there would be enough space, and could build a vertical cabinet or shelf to cover up this slope? Again, thank you all for your comment and your time, I’m seeing this project in a whole new light now!

One needn't necessarily "compromise" between bath and shower here; they're not entirely trivial to find but a small number of manufacturers make _square_ (or at least, near-square / wide) shaped bathtubs (Japanese soaking tub style) at about 120cm width. I've found: https://www.livinghouse.co.uk/acatalog/square-lounge-bath.html https://www.omnitub.co.uk/products/omnitub-duo-plus Such make a very luxurious bath (if money's no object, even a whirlpool / steam shower setting) while also providing more than ample space for great showering. Yes, you'd probably need to have some small steps built to enter the bath. And a concern would only be whether the floor is strong enough (when used as a bath, it makes a difference whether there's 300l or 150l water in the tub). Diagonally-installed corner baths may also be an option (quite a bit cheaper), something like: https://victoriaplum.com/product/orchard-wharfe-corner-bath-1200-x-1200 which would also allow a better shower experience than a 70cm-wide standard bath. Not as deep as a soaking tub / wouldn't need steps. If going for something like that, I would actually "box-off" the corner and turn it into shelving for storage, so the bath turns into a bit of an "enclosed niche", something like: I wouldn't go for a freestanding bathtub; the narrow spaces would make it challenging to clean.

Not sure on exact budget but worth thinking about which side the stairs will be open to (dining room?) and the effect on that room, some of it will effectively become a corridor (that might be ok if you’re doing a downstairs extension anyway but worth bearing in mind!).

Very typical style of 2 bed house in Birmingham! I’ve been in similar homes where the walls to living room have been removed so you walk straight into the living room from entrance and and the stairs have open banisters.

Rather than change the stairs why not reconfigure upstairs and fit an ensuite in the other bedroom?
