Hello! A period style garage, creative advice please!

We are hoping to do a nice job on a garage, which is to front of house. We would like to do an open soffit with exposed rafter tails, open soffit. Could you suggest soffit detail? We have 150 rafters and will need 100mm cellotex, Klober Perma Extreme, vent trays above cellotex, slate roof 20 degress, with Blue Clay tile round ridge. Klober will be visible in the eaves, could we put burlap or other simple detail under it? Would love siding but we need to ventilate eaves, and not sure how to do it and costs. Thank you very much.

Starting from the positives, to make your house look more contemporary, I'd suggest replacing all the windows with dark painted timber or aluminium casements, with no glazing bars or little fanlights. I'd also remove the two bays, which are a weak attempt to bring some period style to this clearly non-period house. There should be plenty of space to combine the kitchen and dining room and open them to the garden. You probably saw the difficulties in the two other specific changes you'd like to make. I think there's no satisfactory way to do either without disproportionate loss of useful rooms. They both go against the basic layout of the house, which generally appears relatively sensible, even if it's not what you'd ideally like. Also, I can't see that having the entrance door at the front of the house would be good aesthetically. However, moving the entrance next to the garage door and redesigning the exterior (perhaps all in hardwood, including the garage door) and interior (moving the stair and rearranging the WC) could give a welcoming and less apologetic-looking entrance. These changes, along with good landscaping, would make the house much more appealing.

Hi there! I’d love to hear what you are using the under the stair spaces for. It looks like the bike could fit under the stairs near main entrance comfortably. You then could use the current bike area for the utility i.e. muddy stuff mops and sports equipment. As such you would need to install shelves to add on the storage space. I’d like to agree with Minipie that, if you really love for the bike area to remain as is, as I feel you might, the next best position for the utility is in the basement. The basement offers several advantages as compared to hiving off a space on G.F, especially when you consider the available space which you’d require to store all the stuff you said. I imagine sports equipment for example would need quite a generous area. I like the idea of a cosier retiring area for the library and I would really recommend an alterations for that. As for a pantry usable from the kitchen, options look really limited but I’d know what you think about moving the toilet across to the opposite void area, and then converting the new space to a pantry. It’s both proximal to the kitchen island, and will also not complicate the plumbing process, since you also want to introduce a sink in there. Hope this is useful! This period was great as they were often really well designed internally. We've worked on several houses like this for clients and we usually advise that its best to respect the period. We agree that that keeping the hanging tile is a very sensible idea, but you could change the plastic windows to timber composite windows and doors that can be designed to echo the period. We used to do a lot of grey even black frames, but nowadays we often do white because it says 'house' and it always works with the interior.

Is it painted or is that polished cast iron? I'm asking as there's a lot of detail visible, whereas a painted fireplace they'd look 'softer'. If it's painted then you only need to strip the paint if there's a load of layers or if it's flaking off etc. Looking at your fireplace, the details are very clear and probably ok to paint ( unless it's polished cast iron, in which case I've no idea). I'm painting one in a bedroom at the moment which I've washed, sanded the gloss very lightly before undercoating with Zinsser 123 (because I've got a massive tin of the stuff) and a few coats of white eggshell from a tin that needed finishing off. I coated the black section with Rustin's Matt black. Not the best pic, work in progress as it needs another coat. In an ideal world I wouldn't have this painted, but the wall colour forced my hand!
