Asbestos in our textured ceiling

We are looking to remove our kitchen wall to make the space open planned. We've been told we have Asbestos 3-5% concentration in the textured ceiling. How do we go about taking down the wall now, without having to pay £0000s to remove the asbestos first?

Any advice or tips would be hugely appreciated.

Diffcult, You can skim over it but that dosn't help removing the wall. It depends on what the regs are in your area but I'd say very carfully, but bear in mind its only 5% mixed in to plaster so chances are there wont be alot of it getting free if you carefull and if its a stud wall you can dissasemble it peice by peace and then have the whole ceiling replastered (it will need it anyway, plastering two ceilings together never works well). But I am no expert in asbestos.

I thought I'd update everyone as to what we settled on as most of you won't have seen the finished post. Went went for Little Greene French Pale Grey on the walls and then a Grey Quartz worktop which had worked quite well. To stop it from being clinical, we opted for some textured wallpaper in the dining area which is Bala Storm (I think) from John Lewis. We then added some natural tones using a wooden table, and then Vitra chairs. Along with wooden fruit bowl etc. The main window will have wooden venetian blinds, and the bay windows will probably be done in a darker grey material as the perfect fit style blinds you find in conservatories

Are you sure you want to go industrial? The room looks like a cute little period bedroom not a converted warehouse (yes, I do know the industrial style is very fashionable at the moment). Personally, I like the idea of having a whole wall of curtains. Alternatively, is there a wallpaper with the same pattern that you could use on the wall? As you seem to like mid-century, vintage pieces too, I think I'd stick to that theme as it's more likely to really complement the room.

It totally depends on how "well" the artex was first installed. My parents house used to have artex ceilings in every room! I took them down quite easily with a steamer and scrapper. They had almost perfectly smooth ceilings underneath. A bit of filling and sanding two-three coats of paint and job done. There were some spots though that had been re-artexed at some point and they were very difficult to remove. the steamer had no effect on them so it took a lot of soaking, scrapping, filling and sanding to get those bits right. Thankfully that was only a handful of areas. I saw a decorator once paint an artexed ceiling. He stepped outside for a break once he had done one coat. I was in an adjoining room and thought I could hear water dripping. Stepped in the room to see strips of artex just peeling right off and falling to the ground. He scrapped of the remaining bits and then painted. End result was better than anyone was expecting! So in summary if the artex was of poor quality and the ceiling was poorly prepared when it was applied, it will come of very easily. If on the other hand they did a proper job then its cheaper and quicker to plasterboard over it and start again.

Clearly you are extremely worried about your predicament and this will be causing you a great deal of stress and worry. You must remember that asbestos is everywhere and we are all exposed to it when out and about in built up areas - car brake pads are the cause of high asbestos levels at road junctions. Exposure at home has, for us all, not been caused by us deliberately ignoring health and safety advice, simply we have all worked with materials during DIY activities that we did not know contained asbestos and now that these building materials and their associated risks are being communicated more to us doing DIY, we now have our own decisions to make about how much we are prepared to follow the precautions. I am unsure if you can get true piece of mind from us on houzz as individuals attitudes to asbestos health and safety are very subjective. The British Lung Foundation Helpline (03000 030 555) is one organisation that can offer advice and I hope you can find help and support to move forwards. Your predicament will have many of us thinking back to previous jobs and wondering about the exposure we have had. We all need to consider asbestos exposure with our future DIY jobs.
