Side extension in London costs

Hi all,
I am about to exchange on a ground floor masoniette.
Can anyone advise how much it costs to add on a side extention. I would like to gain a bigger kitchen - it will be approx 2m x 4.5m
And where do I start? Do i need an architect?
I'll attach floor plans below

Hi VC Design, We considered sky hooks with the structural engineer however the little fairies holding the floor above proved difficult to source in time for the project. Then we considered photoshopping the column away. The client insisted this was not an option since he would still see the column every morning when he came down to make breakfast. At the end we went back to the engineer who designed some cranked beams and cantilivers above the main kitchen area; spotlights and vent ducts are also accommodated in the bulkhead. The engineer also had to design some ground-beams since we reduced the original floor level to increase the headheight in the new kitchen; you might be able to see the step from inside-outside in some of the photos. It was worth it since we did not have the option to raise the ceiling any further and it was important that we could try to create as much internal space as possible within the budget restrictions of course. Sorry I can't see the photos you are referring to - my comments are limited without pictures/plans. I agree with Man about the House - pricing seems to be top end. We live in Highgate, North London (not a cheap area) and our house is approx. 3,000 sq ft. Prices for work on period homes are not in this range unless you have opted for a very high end fit out. Our side return costs £55k and that included all professional fees, lighting, underfloor heating, bi-fold doors, domestic appliances and lovely leather sofa from Habitat. Admittedly, we kept our existing Britannia range cooker and dining table and chairs. Yes we got many quotes for £140-£200k+ but decided to use professionals for planning and some visits during key stages only. The rest of the project was managed by us. There are many ways to create value in a project - Ikea Voxtorp handleless kitchens are great with a quartz worktop. You can even get the doors sprayed with a F&B colour, it's a fraction of the price and visually compares well to Roundhouse kitchens - which I love but simply can't afford. We got endless quotes for quartz worktops - the costs varied by more than 50% for exactly the same material. We needed 13 steels in total and paid a total £4.8k inclu vat and £3k installation costs. Remember you should be negotiating on all elements of your project. I can also compare to a similar house/project in a nearby road, not a high end finish but inexperienced home owners who paid £140k for a pretty average side return turnkey solution. Keep researching and talking to home owners that have actually completed projects on their homes to get a really good view about the costs and where you want to spend your budget.

I'm sure experts will be able to provide better guidance but we are working through the same thing at the moment and as a very rough estimate for you it's about £1500 per square meter for a single storey extension. We are knocking the existing kitchen and creating a 45m2 extension (side return and extending further out the back) and a rough estimate for that is about £60k-£80k. Loft conversions including an ensuites are generally somewhere between £35k-£50k depending on requirements and size etc. We are south west of London so prices might be slightly cheaper. That makes two of us (we're newish to Houzz!) Congratulations on your purchase, it looks like a handsome property. It also looks like you are using a property professional for your proposed work, we assume you've put the question to them and want another opinion? Either way, and whatever your brief for how to use the space, it is important that new spaces have character, and aren't simply caverns. The extension does look large compared to the original house, so how it is inhabited is vital to the success of your work (and for adding any value to the property should you sell). For an 'empty' plan, the lanterns might be right, but once you locate your kitchen, snug, or dining area, they may be better repositioned. The position, style and statement of the kitchen is quite a personal thing, but depends on how the flow of the rest of the house will work. Noise and smells from cooking are worth considering for the rest of the house's benefit, so perhaps starting with locating the kitchen to the bottom of you plan might make sense, unless you want a real statement, eye catching arrangement, in which case it might be better located on the axis to the top of the plan (on the long view through your rooms). Some owners like to have a dining area next to their new glazing, but with the bi-fold doors shown opening inwards, this will compromise the internal layouts immediately next to (perhaps this is the wrong symbol your professional has used for the doors and they are intended to open outwards - we would never have them opening inwards - due to the compromise noted above and water dripping internally).
