Jack & Jill bathroom & bedroom layout

I am currently building a house. Can anyone help with the positioning, shape and layout of my Jack & Jill bathroom and the layout of the bedrooms. The doorway into the bedrooms cannot be moved and there will not be a bath in the Jack & Jill bathroom.

regarding the bathroom I would change the toilet and place it onto the left wall and then put the basin in the middle? you don't really want to be stepping out of a shower all clean and nearly tread into a toilet?
the bedrooms however look ok and I mean the layout of them can always surely be moved around every now and then? they don't necessarily have to be fixed in place

Karen, to be honest with you, you do not really need the council's approval (or Lawful Develpment Certificate). As long as you are absolutely sure that what you are doing is within PD, you can just go ahead. The LDC is for future buyers, and can be gained retrospectively. I didn't wait for it on either of my projects - by the time it came from Lambeth I had basically finished the outside of the loft. It is absolutely critical that if you do this, you make sure your plans are compliant though...with loft conversions that is mainly making sure that you do not exceed the maximum additional volume measurements, and that the dormer is set back 20cm from the edge of the original roof. Do make sure your builder is on top of the necessary building control notifications and inspections though - this takes much more effort, and is nothing to do with planning, and absolutely compulsory. Happy to tell you more about this/answer questions: you have my e-mail address. Everything from the specification of windows,through insulation depth required, to position of plug sockets is controlled and needs to be correct. I would do an "open" bathroom (shower/bath + sink, no toilet because the room is too small to have a closed space) in the wall where the box room is, with a wardrobe opposite the bed. I would not do a partition wall between the bathroom and the room because it would make the space so small, but I would build a Crittal screen-looking separation! This would make your room very wow like you want ;) But bear in mind it would still make the room smaller, and the bathroom wouldn't be huge either, but I love these open ensuite :D Feel free to message me if you want more info, I am an interior designer and I can help you with 3D to imagine the space! I had a setup like this (without the bath) in our current house but decided to integrate them into one space (3x1.8) to fit a bath and made it a Jack & Jill setup and retained the door into the attached bedroom. TBH, there are times when I think I did the wrong thing as it was so handy to have the independent en-suite, even if it was 1x1.8 and had a loo, tiny sink and v small shower. My advice is to go for it! I would go with option 2 with a twist😉. In the en-suite, would you consider moving the sink to where the radiator/heated towel rail is currently and centralise the loo on the wall where you have it. I think this will give you better flow. In the main bathroom, I would have the door open the other way and put the sink on the door wall and nudge the loo a bit away from the bath. Also to mention that baths come in 1.2, 1.4, 1.6, 1.8 so you’ll have the option to add storage at one end of the bath. Could you have a sliding door in each room to the shower room? Would save space within the rooms.

Here’s another option. I like to have some separation between bathroom noises and bedrooms! And gives bit more space for door opening into bathroom. But you could solve door issue with pocket doors instead. Or open them into bedrooms (but that’s not ideal either). So wardrobes open into bedrooms and the door into bathroom will look like part of the wardrobes.

Does it have to be jack and jill? Is there another bathroom. I have a jack and jill bathroom at the moment and its so annoying having to remember to lock both doors!

Tania raises a good point.. if those bedrooms are for guests also they may not be used to the idea and they won't appreciate having people walk in by mistake whilst they shower

Thanks guys these are all really great ideas, I will look at sliding doors; I hadn't given that a thought ; but it's a great idea. I'll be moving the toilet, i'll be giving more consideration to the wardrobe space.

Tania, it is a 5 bed house with 1 ensuite and a family bathroom. One of these bedroom will be used all the time and the other room will either be a guest room or a games room we are not sure. The Jack & Jill is really for a selling point of view.

@Tania Scott I have no experience with it, but I know there are special locks for Jack & Jill bathrooms that lock both doors with one switch. For example: https://www.locksonline.co.uk/2-Door-Jack-Jill-Bathroom-Locking-System.html

If you want to make the bathroom a bit bigger I’d consider just putting the wardrobes elsewhere (Eg, at the end of the bed?) especially if one won’t be a bedroom now. Where they are is a) quite small and b) means anyone standing at the wardrobe blocks the door in, which is kinda impractical if more than one person is ever using the bedroom :)
