Jack & Jill bathroom & bedroom layout

I am currently building a house. Can anyone help with the positioning, shape and layout of my Jack & Jill bathroom and the layout of the bedrooms. The doorway into the bedrooms cannot be moved and there will not be a bath in the Jack & Jill bathroom.

regarding the bathroom I would change the toilet and place it onto the left wall and then put the basin in the middle? you don't really want to be stepping out of a shower all clean and nearly tread into a toilet?
the bedrooms however look ok and I mean the layout of them can always surely be moved around every now and then? they don't necessarily have to be fixed in place

Dear all, If you want to add a bathroom, you have to start there and work everything else round it. The reason for this being that you usually have to feed into the existing soil pipe. The soil pipe in this case is on the left hand outside wall. Without knowing if you can put another one on another outside wall ie the rear, which is probably unlikely, you have no option but to place a bathroom as close to the entrance on the left as possible. Obviously you could change the system in the new bathroom to a macerator style toilet, and technology has come a long way with regards those, but they are not for everyone. It may be possible to change the shape of the kitchen, remove the back entrance and push the front wall back, ( maybe not, as i presume it's instrumental in holding up the mezzanine ) If it were possible in theory:- You could - move the kitchen wall back to make more room in the lounge. Add a bathroom with pocket doors ahead of you when you come in and split the lounge down the middle. You could also have a pocket door entrance from the bedroom to the bathroom jack and jill style. That bedroom would also get the balcony.

Hi Colleen! Usually a Jack & Jill bathroom like this would be acceptable if it was shared with the master bedroom, rather than a secondary bedroom. As the only bathroom in the house, I would definitely close off the door to this bedroom and with that extra space add a full suite (shower, separate bath etc.) I would only spend the money on extending the bathroom, if it wasn't big enough to work as a sufficient family bathroom. It won't add value to your property like for example an ensuite to the master bedroom would. I did a before an after sketch form what I can see in the photo for you to show how I woudl arrange it. Please note I did put some minimum dimensions on there and if your bathroom isn't around 1.8m you may want to compromise by adding the shower above the bath to save money. The sketch at the bottom is what I think it is at the moment (sorry if Im wrong), and I just did a quick proposal with the door blocked up trying to fit in a full suite. Ideally the toilet shouldn't be positioned in front of the door like that, but without seeing the plumbing, I didn't want to go all outrageous on you! It looks like the house used to be let out as an HMO perhaps? Unless you want to sell it on to another investor, or perhaps someone with a physical disability or elderly, it may not be worth keeping the basin. There are many practical uses for this type of layout, so it does depend on what your end result is. But for a traditional 2 or 3 bed family home, I would give it a proper bathroom and close off the door. I hope this gave you some food for thought :-) Have a great day! Jo

I've been thinking about options to cover all basis and came up with this. To allow guests to use a bath/shower the ensuite would be shared. I added a wall in the master bedroom to divide it and add privacy so guests don't have to walk into the bedroom to get to the bath/shower. The upsides are that the ensuite is larger, includes a bath and shower and has more vanity room. Also, by diving the bedroom I can add sort of a walk-in wardrobe. The downsides are that there's only one bath/shower that has to be shared and guests have to walk through the walk-in wardrobe to get to it. Also, it reduces the size of the master bedroom but it's quite a long room anyway and it would cut out the light from the windows in the bedroom. Personally I don't see these as big problems but I guess some people won't like it. Do you think this is a good idea?

Basic design packages don’t allow you to draw in sloped ceilings. So I think you need to enlist a designer or concept planner who can create the room in CAD and help you visualise the space including the ceilings. Try a search on Houzz for professionals. Here’s another option. I like to have some separation between bathroom noises and bedrooms! And gives bit more space for door opening into bathroom. But you could solve door issue with pocket doors instead. Or open them into bedrooms (but that’s not ideal either). So wardrobes open into bedrooms and the door into bathroom will look like part of the wardrobes.

Does it have to be jack and jill? Is there another bathroom. I have a jack and jill bathroom at the moment and its so annoying having to remember to lock both doors!

Tania raises a good point.. if those bedrooms are for guests also they may not be used to the idea and they won't appreciate having people walk in by mistake whilst they shower

Thanks guys these are all really great ideas, I will look at sliding doors; I hadn't given that a thought ; but it's a great idea. I'll be moving the toilet, i'll be giving more consideration to the wardrobe space.

Tania, it is a 5 bed house with 1 ensuite and a family bathroom. One of these bedroom will be used all the time and the other room will either be a guest room or a games room we are not sure. The Jack & Jill is really for a selling point of view.

If you want to make the bathroom a bit bigger I’d consider just putting the wardrobes elsewhere (Eg, at the end of the bed?) especially if one won’t be a bedroom now. Where they are is a) quite small and b) means anyone standing at the wardrobe blocks the door in, which is kinda impractical if more than one person is ever using the bedroom :)
