Living room fireplace shelving built-ins advice

Would love advice. We recently bought a new development condo and at the moment we don’t have shelves to display stuff/books. initially I was planning on hanging the TV above the ventless fireplace and doing a built-in like the picture however my neighbor just said he is having issues with his TV above the fireplace bc it gets too hot so now I am concerned and wondering if we are better off keeping the TV where it is, getting a bigger painting to hang above the TV(current one is just a joke and way too small) and doing floating shelves to the right that are longer since I think doing a built in on only one side would look silly. Would love peoples thoughts and advice. How can we make the TV work about the fireplace?

Hi. I hope your dog is ok. personally I'd cover the rhs shelves with a linen panel (excuse the awful photoshop btw!). Again, personally, as the wall space is small I'd just go for a single piece of art over the fire to create a focal point. Do you have another wall for a gallery? I know you said you didn't want a plant on the floor but would a skinny artificial one cover all the wires? A floor lamp such as the 2nd pic could work as the feet can slide under the sofa. A round table might also work to break up the lines but maybe in glass and brass?I'd move the grey vases to the left of the mantle and have the cactus the other side. Books would be fine on the other shelves with maybe an ornament or 2? Could you remove the shelf under the boxes as it's an awkward height and just store it under the sofa? I know you've just changed the sofa position but would the bed swing 90 degrees? You could then angle the sofa towards the corner? i think in any case I'd use a rug to zone the living area

There are plug sockets on every wall, two on the wall with the bit that comes out where the fireplace used to be, the layout image is just what I took from the estate agents listing for my house when I bought it :) I love the idea of adding the fireplace back in! I wasn't sure if it would make the room feel smaller or not but that inspiration image looks great

Several years ago, we wanted floating shelves but after googling around for “alcove shelves” we found this image - it was from a carpenter in Brighton who had made shelves out of mdf and then painted them - and they look like flowering shelves. I found a local carpenter and he basically copied the idea for us - and years later we still love our shelves, and several of our friends have copied them! We even copied the two lower angled shelves for our tv! The cost was also much better than buying ready made floating shelves or even Ikea offers. My top tip - find a local carpenter!

Where are your power points? The vast radiator covers seems the natural centre of the room to refocus the interest, so reorganise around that point with TV flat on wall. Conversation sofas either side could balance the room and make it more intimate or placing an L/corner sofa parallel to the existing radiator could provide you with a frame if the access to other rooms fron the front door is through this room. Currently all furnishing are pushed into the corners. You can easily move some power points and sky points and conceal the cables. Reinstating a fire place if the chimney brest has been removed can be a big job. You will be restricted to an alternative heating source, so any solid fuel burner could be expensive without an existing flue/chimney. You would be looking at electric wall mounted solutions or faking it entirely with a mantel/fire/hearth, so this then becomes a styling question for you.
