We have a similar layout and love your design but I sense our space may be narrower...

The kitchen/ dining room is 7.6m long. The width at the kitchen end is 4.2m, widening to 5.25m at the other end. The utility room is 2.3m x 1.65m + a full-height cupboard set into the wall.

Hi there, We had exactly the same problem about 6 months ago and despite all the squared scale paper in the world, I just couldn't imagine how it was going to look and went round and round in circles! Have you considered a concept planner? We used one and despite the fact I was standing in 3 separate rooms with doors, windows and openings in completely different places, she worked off the architect's plans and came up with photo quality 3D renders showing exactly how the different options would look. We even had a YouTube video of the 4 different layouts, so you could see how it would look as you walked around the room. The pics below show the room I was stood in as our concept planner did the 3D renders, how they actually looked and how the room as turned out. I am a huge fan and find the whole thing quite fascinating- it's like looking i to the future :) Thanks to using them, we were able to order our kitchen before the building work was done, so didn't have to go without a kitchen for ages! How the 3 separate rooms looked when the plans were done by our concept planner... A few of the 3D renders that she did at exactly the same time... And how it turned out.. It's completely cheating but it makes it a lot more fun and in our experience a lot less stressful :) Best wishes, Claire

Hi Sophia, I think the floor is the most important thing as it won't be changed once it's down, paint it relatively cheap. The best advice I could give (based on my recent experience) is that if you put a cool grey floor in a room that's filled with sun it's fine. If you do the same in a North facing room it can feel gloomy and cold and then you have the option of taking well known advice for a North facing room which is 'opt for warm, creamier colours for the walls'. Well this doesn't work too well with grey floors, it can look sickly. Therefore, the floor is a consideration at this point. There is a gorgeous tile from Topps called 'Sculpt' in beige which is the very same colour as warm concrete and it has an amazing look to it. General advice is to avoid cold greys in North faicng rooms and opt for yellow based neutrals. I have used Skimming Stone in my kitchen (North facing) but it's got lots of natural wood. I have a probably unpopular suggestion... unless you're happy with an end design.. could you either do it in stages (I appreciate living in a building site is Never ideal) So knock out the chimneys and open up the space, but not pull out the kitchen etc. Give you a bit of time to see the space and be able to move your sofa/dining table around to try and work out what would work best in reality? Or postpone the project slightly to give yourselves the time to finalise a layout you're truly happy with +/- using OnePlan? I agree tho, realistically with that layout its stools or the sofa! Also I wondered whether the outside store space off the lean to, could be made accessible from the hallway? And then could that be the utility cupboard? Then you could use that bottom bit in your kitchen for tall units/larder cupboard/pantry/FF etc

Yes we needed an RSJ and all of the walls underpinning as there were no foundations. Was very costly but definitely worth it as we live in that end of the house. I think that With having an older property, costs do just spiral. I can’t remember how much the RSJ was, sorry. i think our building work was about £25000. Can you leave the fireplace in and have it open so you can see it from both sides? Then have your kitchen and dining in the current lounge and your living area where it is at the moment but open it up apart from the firePlace? We’ve left in our old exposed stone work and cleaned it up.
