Where can a w/c fit

Looking to install a downstairs toilet in the kitchen or lounge but the stairs in the middle of my house are messing me around and having a toilet in the kitchen feels wrong. Any ideas or experience with this kind of layout and how to squeeze a toilet room in

You might be able to fit one under the stairs. All your plumbing is at the other end of the house though, so plumbing it in will need to be looked at carefully.

Oh, I was just about to say that I love that idea but then I remembered an issue: there is the radiator where the TV would be and no plug sockets. I don't think it's an ideal place to put sockets either because of the radiator there and the fact there's a bathroom on the other side of the wall (so I'm guessing lots of water pipes). I am a big fan of the whole room being brought into the layout though - my own ideas seem to break it into 2, which I think under-appreciates a lot of the space. I've attached another design that I had but couldn't add to the original post, just for the sake of throwing more ideas out there, and to clarify the location of other rooms etc.

Hi salonka, the width I need is 69cm and height approx 100cm (that's the height of the dado) depth doesn't really matter. I have found a few, but they all seem to be a few cm too big width wise and the height will then be about 80cm ( too small)I think I am going to have them custom made. I'll have a little search online! Thanks for your reply.

It's a tricky one this one - A couple of options. The placement of the toilet is the hardest, for ease it needs to go on the outside wall. Re-jigging the kitchen area puts the toilet on the floor where the bedrooms can make most use of it. Who wants to go up or down a floor in the middle of the night? The washing machine can be integrated in to the kitchen, it can easily sit under the drainer of the sink cupboard to take up the least amount of room and the water is going straight out the wall which it has to sit on. The tumble dryer if a condensing one can sit anywhere and can also be integrated if needs be. If there's not enough cupboard space in your opinion for either then you can site both of them downstairs in the living room by building the cupboard as you suggest. If you sit the washing machine on a false raised platform, the fall created should be ample to create the drop for the water flow and by pass the joist problem. The tumble dryer can sit on top, plus you have direct access to the garden for drying etc. So yes you have an option for a utility cupboard downstairs, plus it creates a nice 'reading corner' ! I'd take out the cupboard in the kitchen and use that for a breakfast area or see the other option which utilises the whole space. The only problem there is the cupboard may be supporting the staircase, so you'd need to check that out. I don't know obviously what the space is like over the stairwell ( far right ), so you either get the hand basin or the toilet in whatever space works best ( left or right ) .

Good morning Lisa, Is this a two storey property only? If there a loft conversion/third floor for example, that staircase will/should be fire protected and therefore removing the living room door/partition wall wouldn't be an option as it wouldn't comply with building regulations. Building a W/C near the entrance and connected to existing/new drainage could work however it may leave you with an odd shaped lounge afterwards, as well as potentially opening up the opportunity for unwanted smells coming into the lounge. It may be worth exploring a reconfiguration of the ground floor. A quick preliminary idea would be converting the existing dining room into a kitchen, with a dining table to the north of lounge on this plan. The existing kitchen could then have a W/C and utility.
