Comments (17)Yes minipie, that's precisely the concern, the walls are still drying out to this date in some areas. It is the intention to tank the bathroom, but this is a small area in a not so risky spot having only one short exterior wall. It will have both a radiator and towel radiator and extra vents whether it gets a warm floor to boot or not .... but this isnt my concern, the other nearly 65 square meters of matching floor covering, and the sheer cost of it is! I dont mind rustic, but the use of cork or lino concerns me in terms of being hard wearing enough, and clay tile sounds pricey but I shall have a look at that. I looked at Hessian, sisal... but Ive never lived with those types of floor. I've seen some say theyre hard to get stains out and I'm concerned that it would latch onto husky hair. This looks alright: http://www.corkfloor.co.uk/floor/GNVICELAND.aspx , nearly £4k (+++) without fitting or the accessories though. But it's "VinylCork" ... that's still coated and looks the same problem as LVT?! http://www.corkfloor.co.uk/floor/GNCCLSWHITE.aspx at a start of just under 2.5K (+++), which would do the job. ... but this also poses the question regarding it's "weartop" coating which is the thing that makes it any use at all for the durability I am looking for... Comments (0)We have just purchased a house and will be renovating the main floor before we move in with 2 goals in mind: 1. Make it more open plan (We are American don't love the "door on every room" design) 2. Move the lounge to the back of the house because the house has a lovely garden that we want to be able to see from the windows. The house fronts quite close to the street so I really want some privacy. Requirements for the end result include: 1. Kitchen - ideally at the back of the house as it is quite the hub of activity with 2 adults, 2 teenagers and 2 dogs (with Pantry that I am thinking of putting under the stairs and room for an American fridge) 2. Lounge with TV - situated at the back of the house with windows to garden (garden is east facing) 3. WC 4. Space for laundry (in my tentative design, I have put this in the WC) 5. Dining area - preferable to fit a 6 seat table with enough room around to extend for family gatherings (someday again soon, I hope!) 6. Having a utility area with door to the garden (muddy dog feet...) would be a bonus but I don't see how I can make that happen. We do have a detached garage along the kitchen wall with a Everything else is pretty optional. I added an office because the extra room would be good as a bedroom backup for guests visiting from America. I'd like to avoid an extension purely because of cost. Also, I don't really think we need one given that someday in the not too distant future our kids will move out. Storage is important to me as I hate clutter. We are also planning to add a front porch for the clothes and shoes, etc. I'd consider moving the stairs if I could figure out how to make that work as I don't particularly love walking in the house and running right into them. I am sharing the current floorplan and my first pass renovation floorplan. What am I missing? How could I do it better? Standard wall/ceiling mounted roller blinds don't aren't compatible with swing n slide doors unless you were to recess them in a concealed blind box system. Comments (11)Remove the wall between the dining room and kitchen and have the kitchen in the dining room with an island then the kitchen is ‘all seeing’…into the front sitting room and the new kitchen/dining/living room across the rear. I would put a door from the utility into the garage and flip the utility into the rear of the garage along with the wc, you could have an additional entrance recessed at the bottom the stairs, I’d keep the front of the garage for storage and retain a bigger entrance (your current entrance), for guests. i would move the utility entrance along the garage wall to the ’new utility’ to square up the new kitchen/dining/living area...See MoreSarah L
