Renovating our home

We have lived in our 4-bed detached home for 6 years and now plan a renovation. Children have left and it is now just the two of us. We would like to start with redesigning our kitchen, dining room and sitting room (currently 3 separate rooms) into one open plan area. We would like to remove the internal partition wall between the kitchen and dining room, and another between dining and sitting room (currently just doorways in these walls). We'd like to make this an informal but comfortable space for ourselves and visiting family (grandchildren too in the next year).

We also have a garage (also accessed internally from the hall) which we would like to convert into a second reception room as a study/snug/play room.

How do we start re measuring up the ground floor space to make a floor plan?

I'm not sure making the fireplace look heavier would be a good idea. However rather than fight the off centre I would work with it. Possibly wall hang the TV to the right of the fireplace it looks as if that would make it quite good for viewing from the sofa. Get a bigger rug which would still be off centred but would pull in/integrate the soa area more. I wouldn't put the TV in front of the window as the blockage of the view could feel negative and if the sun shines through during the day difficult to see TV without drawing curtains. What about a mirror above the fireplace you seem to have a window at each end of the space so a mirror could act like a third window reflecting light and giving weight to that are away from the TV. A window seat could work nicely.

If you're having quotes from carpenters then yes you'll pay the premium. However, if you can order yourself and then get a carpenter to fit, you'll save money. I'm not sure about a general builder fitting staircases, Yes for bog standard ones, but dare i say it, that you might need a little more finesse for a quality product!

Hi Gavin, I would definitely speak to your building control officer to see if he will approve the doors as every house is different when it comes to assessment, especially with something like this. 750mm is usually the minimum I work to, but new builds and existing building are treated differently. The 16 year old Taylor Whimpey Home I live in has doors varying from 600 - 730mm on the first floor. The new build's I have completed in the past 3 years would never have been passed with door widths that narrow (we worked to a minimum of 800mm for new apartments) but you may get a special exception depending on the assessing officer. It also depends on whether these doors are on the upper floors or the entrance storey as minimum widths are usually only required for "habitable rooms" and bathrooms and main entrance doors on the entrance storey. Also, the doors might have been measured incorrectly and built to the wrong dimension (you might be being told that it has to be wider for fire regs but unless you really know your stuff someone could be trying to cover up their mistake). My other concern is that if every door is that size, you will really struggle getting furniture in and out of those rooms. I would start by checking the approved documents Parts B, M and K and then research the "style" of fire rated frame and door you have ordered - as there is more than one way to fire rate a door and frame and you might have been sold a porkie on the new doors.
