Renovating old 2 story brick home

I want to know what advice the community has for renovating the home in picture.

Would it looks good rendered - what do i do with the old style terrace, arches and columns?!

In my opinion the arches date the house and are an addition to the principal building so could be removed.

So unless you have sea views and want to use the balcony I would be considering removing the awnings, the balcony and arches and replacing with a clean rendered finish and an alternate porch.

Try to find a designer or architect who is experienced in face lifting houses like this and remember that the changes will likely need planning permission

I am guessing there is a view to the front which warranted a previous occupant adding the add-on balcony?? The obvious features that date the add-on are the balcony railings, the arches and the awnings. Do you want to retain the balcony? You could replace the railings with something more modern and square off the arches- either for real or using facia to distract from the curves. I imagine the add-on makes the ground floor room dark as it partly obscures the window. If you want to retain access onto the balcony from room over garage, you could reduce size of add-on so it only hangs over the garage. I would also update the brown garage doors and window frames- a cheap option could be to repaint rather than replace. If you are overlooking the sea, render would need more maintenance. I also think the brickwork is OK so maybe make some of the other changes first before deciding. And remove the awnings whatever you decide to do!

Check what can be done with planning as permission may be require for some of the changes you decide to do.

Hello ericah162, Where in the world are you or the house in question? I ask this as it may be nice to look at the environment before considering a colour, as it may dictate a style or colour.. Climate too.... With the style of house as per your image, it could work in a variety of ways... From a green grey should you choose to go dark which is gr8 with foliage! Equally too are earthy colours with hints of brown, browns and ochres.. If you really want to aim for a lighter scheme shades of stone and other off whites... One thing I would suggest is to consider texture! A textured facade is a beautiful facade.. Another idea of course is that you may have something architectural that can benefit from a more dramatic colour/finish thus picking out it's particular design... Perhaps mix materials for a dramatic aesthetic which always looks fabulous with foliage! Have a look at these and consider how they might inspire the decision process.. : )) Textured block (Frank Lloyd Wright) Beautiful in their design today as when they were built... All of them! (of course not all these are just cladding or render but they are meant to be inspirational and illustrate my suggested textural element) Concrete finish offers beautiful smoother but textured finish.. Textural render on a larger scale with wood as a second material Multiple, mixed materials.. I rather like the structural aesthetic here picked out in the stone. (this image is a bit small : (( )

Hi Matthew, Do you still need some advice? The fireplace on it's own isn't bad, however, It doesn't go very well with the décor of the space. I agree with the previous comments, I would get rid of the wallpaper, either paint over it or use wallpaper again, however using light colours, such as; light grey or white. This would definitely look better as it will allow the fireplace to stand out, unlike now, it's competing with the wallpaper too much. In terms of the Fireplace, I would advice to use either stones or bricks, using neutral colours. This will look great in your space. An idea is in the photo.

Thanks guys - we did a lot of experimenting and testing on some old floorboards before deciding on this stuff. The Osmo oil gives a deep and rich finish on old pitch pine that looks very different to varnish - deeper and with more of the grain being brought out. It's more like a beeswax finish from olden times, without the backbreaking labour and maintenance. Interestingly on the new boards (in the top bedroom), it makes far less difference: the new pine just looks yellow and shiny, much as it would if varnished. But the oil should be tougher and lower maintenance. We decided to restore these floors rather than replace as they were actually in remarkably good condition: this house has never had fitted carpets fitted, nor central heating fitted until 2014, and when it was installed it was installed with regard to keeping the floors intact (many systems installed in past decades saw the boards sawn up and hacked about). I wanted look that is obviously original, and can't be mistaken for engineered wood. I did think about a limewashed finish, but bottled it at the last minute and went totally traditional, as I thought less risk of a finish done to a trend that would be hard to reverse.

Many thanks for all your comments. Really good food for thoughts. I had a few “loft specialist” quotes and we almost went for it. But the reason we did not is that all those specialist lofts companies were not willing to do the rest of the house (eg electric and plaster/painting in living room/dining room, installation of wooden floor in ground floor, reroofing...) so we would have to employ a separate company for this; which obviously make the project more expensive and not streamlined. I think our project is “small” but maybe it is not :) And does deserve a proper architect /design to start with... I will keep you updated ;)

I agree with pretty much everything that Jonathan has said. The house does have a strong Spanish hacienda look about it circa 1970.

Removing everything does seem very radical but if you only upgrade the balustrade by replacing with glass, for example, then the arches will detract from the clean modern lines of the glass.

You have doors on the second floor which I imagine you still want to use. Would a Juliette balcony be possible? Failing that then perhaps rebuild that part of the house with more contemporary materials including glass.
