Anyone know what the area in this Title Plans mean?

We’ve been provided with the title plans for a property that we are currently in the process of purchasing.

Our solicitor have come back to us and stated that it’s a shared access with the next door neighbour and that it must be kept clear - this is fine.

The seller has stated that she has a unwritten confirmation from the developers that it’s a “turning point” for her and the next door neighbour. - again we are fine with this.

Our only slight issue came when we’ve received the title plans and key on the map in relation to the area at the front of the house (shared access driveway) isn’t clear.

To me, it looks to me that indicates this area as “management company/managed facility”.

Does anyone know what this means please? If anyone has previously come across this. To be honest it’s not going to make a difference to us in terms of purchasing the property but we do want confirmation in case things chance over time.

We have requested our solicitors to confirm (as they don’t seem to know for sure & are going to contact the sellers & the building company).

I think that when the solicitor gets confirmation you will find that it is unadopted road/driveway. So if the local authority hasn’t adopted it, and three houses use it there will eventually be some maintenance required and this will fall to the homeowners . I suspect that the deeds have some explanation but modern developments tend to have a modest maintenance charge to look after open space, attenuation ponds, playgrounds etc. alternatively it is just just off language used and the deeds will have some outline of how the bills would be split should they arise in the future

I agree with many of the suggestions above, especially that there's too much furniture in the living room. You're going to hate me for saying this but I think there's too much clutter and busyness overall for such a small space. I'd radically reduce the number of pictures and knick-knacks in both rooms – especially the living room – and move the ones you keep to less prominent places. I'd also take the coat rack and cookery bookshelves out completely, and replace the busy parquet flooring with either not-busy plank laminate or a simple-patterned or solid rug. Finally, I like trees but that spidery palm tree is hideous IMO.

I agree with Tani - asking your planning officer is the best way to check what is possible in your particular circumstance. If you have had planning approval then you will have the name of the case officer who dealt with it - that is the best person for you to talk to, as they will already know your project. For your legal situation on the freeholder side then you need to check your title deeds. You should be able to get a copy of these from the land registry if you can't find your own copy. Alternatively speak with your conveyancing solicitors who might have some information stored from your purchase, or be able to advise you.

You are in the enviable position of having the whole space designed to suit you and your lifestyle ! And the bonus is the windows and doors can be put where needed ! Every designers dream project !! If you want to ‘do this yourself’, feel free to look at some of our uploaded past projects to maybe give you some ideas - alternatively why not consider booking yourself in for a design consultation - either with someone like us - who DON’T sell anything other than design, but that means you can shop around and compare like for like with the plan that was designed specifically for you - or book with someone who will design for free - but make money on what ever they sell you. Although they don’t usually let you keep the design - so less easy to compare like for like with other shops. Either way -it’s an opportunity to get something amazing that will work for you !! Have you consider a Concrete finish?? These days these can be fabricated using "micro" concrete which is very effective , looks great and will not break the bank.
